    Situated 10 minutes walk from Edinburgh city centre, this lovely bed and breakfast sits along a quiet country lane close to the Water of Leith.

    Located down a quiet tree lined private road  on the edge of Edinburgh’s Historic New Town, 11 Belford Place  is a quality Bed and Breakfast within striking distance of many of the city’s top attractions.  The Scottish Gallery of Modern Art is on the doorstep and Haymarket Railway Station a 10-15 minute walk away, this B and B has become an excellent choice from which guests can explore Scotland’s wonderful capital city.

    No 11 is a spacious modern townhouse which offers comfortable, bright rooms  with three huge doubles with en-suite facilities to choose from, two of which can be twin-bedded and all overlook the large garden and the Water of Leith.  All rooms are well equipped with hairdryers, flat screen television, wi-fi, dressing gowns, tea and coffee making facilities, iron and ironing board available, Molton Brown accessories and large bath towels.


    Cooked or continental breakfast is served in the dining room from the wonderful Aga cooker in the kitchen.  Try scrambled, fried or poached eggs from the farm with Stornoway Black Pudding,  tattie scones, bacon, haggis and sausage or just have a continental with hot croissants,  toast,  porridge, cereals, plum compote, yoghurt, ginger fruit compote and home made strawberry jam, marmalade and lemon curd, with of course endless coffee, tea  and fresh orange juice. Fresh fruit salad is served over the high season.  With prior notice Sue is happy to cater for any dietary requirement.

    The Scottish National Gallery of Modern Art

    Merely minutes from our front door is the Scottish National gallery of Modern Art .  You can’t miss Charles Jencks’ “Landform” (a remarkable manmade hill surrounding reflecting pools)in the garden, but step inside and you can admire works by Francis Bacon, Andy Warhol, Lucian Freud  and Damian Hurst.

    After your visit if required a free bus runs into the city centre to the National Gallery in Princes Street and the Portrait Gallery in Queen Street

    Edinburgh Castle

    You can walk to Edinburgh’s famous castle from our B and B in about 30 minutes.  Head up to the West End and you will see it towering above the centre of the city.   Take your time and do some shopping on Princes and George Street as you work your way up to the Royal Mile from where you can get into the Castle.  

    The Royal Mile

    From the Castle work your way down the Royal Mile to The Palace of Holyrood House (Official Residence of Her Majesty the Queen) past The Scotch Whisky Experience, St. Giles’ Cathedral, John Knox House, Gladstone’s Land, The Royal Museum of Scotland  , stopping for coffee, cakes or a pint in one of the many eating places .

    Murrayfield Stadium

    We get many Six Nations rugby fans staying due to our location on the west side of town.  On match days take a leisurely walk along the Water of Leith to Murrayfield or join the crowds on nearby Corstorphine Road  and have something to eat and drink in the busy pubs after the match.


    Mary King’s Close

    We highly recommend Mary King’s Close in the Royal Mile.   One of Edinburgh’s medieval closes Mary King’s was sealed up when the Royal exchange was built on top of it.   It has now been opened as a tourist attraction where you can explore the spooky abandoned streets while the guides  take you through some of Edinburgh’s less well known history.



    Walk through the valley that the Water of Leith carves through central edinnburgh to Stockbridge.  The walk takes about 15 minutes and you go under the magnificient Dean bridge and behind the new town giving you a true appreciation of  the undulating terrain Edinburgh sits upon.    When you arrive in the village High Street you can explore a wide variety of independant shops and some of the cities best restaurants and cafes.
