During your stay, your accommodation will be in one of our elegant and comfortable rooms and a sumptuous Scottish Breakfast can be enjoyed in the conservatory, overlooking our beautiful garden.

All our rooms are tastefully decorated to a very high standard and are thoughtfully equipped including LCD Colour TV with Freeview, DVD & CD Player, Hairdryers and Tea & Coffee Making facilities.

We can also offer self-catering accommodation at our luxury Classic Apartment which is less than 5 minutes walk from our guesthouse.  The apartment consists of lounge/dining area, fully fitted kitchen, double en-suite bedroom and twin/double bedroom, family bathroom (can sleep up to 5 persons), private parking and free WiFi.  Please see our website for further details.

Both the guest house and the apartment are ideally placed in proximity to Edinburgh Castle, Princes Street, Edinburgh International Conference Centre (EICC), Edinburgh University & Pollock Halls of Residence, Royal Infirmary of Edinburgh (RIE), Festival Theatre, King's Buildings, Royal Commonwealth Pool, Edinburgh Royal Observatory and the Royal College of Surgeons.
