• Breakfast Available - Full Scottish breakfast is included within all our room tarriffs, please contact us directly for availability and price of room only.
• Dairy Free - We can cater for lactose intolorant guests but we appreciate communication in advance.
• Eating Out Facilities within 2 miles - We are lucky to have many different eating establishments in the village.
• Tea & Coffee Available - Complimentary tea, herbal tea & coffee is available in all our rooms along with biscuits and some wee sweeties.
• Vegetarian - We will always do our best to cater for vegetarians, we always have options on our breakfast menu.
• Vegetarian Food Available - Please see vegetarian notes.

• Electric Shaver Point - Electric shaver points are in all rooms.
• Hairdryer Available - Hairdryers are in all rooms.
• Heating Throughout Property - Our property is fully centrally heated throughout.
• Indoor Drying Facility - We do have a drying facility with a fair amount of space.
• Iron Available - Please see ironing facilities.
• Ironing Facilities - An iorning board and iron are available upon request.
• Linen Provided - All linen is provided within our normal tarriff.
• Lounge - We have a lounge that is available in the evenings up untill 11.00pm for our resident guests.

• Towels Provided - All towels are provided within are normal tarriff.
• WC EnSuite - All our rooms are ensuite with toilet and power shower. Also one of our superior doubles has a bath as well.

Facilities

• Internet Access - We offer our own in house FREE WiFi system for all our guests. (Please be aware that this does not form part of our contract with you should the system be unavailable due to matters beyond our control)
• No Smoking Permitted - Absoulutely no smoking allowed on the premises. Guests who wish to smoke must go on to the public highway. We reserve the right to ask any guest to leave should this not be observed. We appreciate your understanding.

Languages Spoken

• French Speaking - Very basic French is spoken and understood.

Leisure Facilities

• CD Player - All rooms have a CD/DVD player within the LCD television. We ask that you respect other guests when listening to music and keep the volume to a minimum.
• DVD Player - All rooms have a DVD player in the LCD television.
• Garden - Our Garden is generally private but guests may ask to enter to perhaps read a book or write a postcard. Noisey behaviour is not tolerated.
• Radio - All rooms have a radio facility via the freeview television channels and also a clock radio alarm.
• Television - All rooms have a DVD LCD television.
• TV In Room - All rooms have DVD/LCD televisions.
• TV Lounge - Our guest lounge has a large screen television.
• WiFi - FREE WiFi is available although this does not form a contractual part of any guests stay. (Please see Internet Access under "facilities")

Location

• Mountains area - The Craigendarroch can be seen from our front facing rooms with view of the hill towards Lochnagar from our rear facing rooms.
• Rural Location - We are situated in the the beautiful village of Ballater which lies at the Eastern Gateway to the Cairngorms National Park. Our beautiful home is 5 minutes stroll from the centre of the village.
• Village Location - Ballater is a beautiful village and we are situated just 5 minutes stroll form the centre.

• Cash - UK Sterling cash is accepted. No other currencies are accepted.

Special Requirements

• Business Travellers
• No Pets Allowed - Although we are animal lovers ourselves we do not permit any pets. We do not have any pets of our own currently.
• Non smokers
• Senior Citizens - At certain times of year we have special offers for Senior Citizens. Please contact us directly.
• Single Travellers

Transport

• Bike Storage Available - We can accommodate up to 10 bikes in secure and undercover storage.
• Cycle Hire Nearby - Please ask for directions to the cycle hire shops in Ballater.
• Disabled Parking - All our parking is close to the main house.
• Free Parking Off-Site/Street - There is ample free parking very near to our home should you require it. Please see "Private Car Space" Notes for clarification.

• Private Car Space - We have one private parking space per room. If travelling in more than one vechicle and only staying in one room we cannot guarantee parking fo both vechicles although there is ample on road parking. Motorbikes are not a problem as 2 can fit in 1 space.

• Public Parking Nearby - Ample public parking is available close to our property should it be needed over and above the parking we provide.
