Overview

Although a mere 10 minutes from the centre of town it has a rural feel as it sits on the outskirts of the Sir John Clerk estate overlooking the Pentland hills. Although you feel you are in the country it is actually situated on a main bus route and with the service being frequent you can be in Edinburgh in Approx 20 minutes. This service runs through the night.

Please ensure that you give us an estimated time of arrival at the property. The property itself offers 7 bedrooms four of which are used for B and B. The former swimming pool has been converted to use as a residents lounge with Pool table and surround sound projector screen with all TV Channels. Ideal for relaxing after a busy day out.

For further relaxation we have a steam room that can accommodate four people which is available for guests use at a small local charge. Our conservatory offers marvellous views of the Pentland hills while our recently constructed summer house is idea on sunny days.
Situated directly south of of Edinburgh Midlothian itself has many smaller towns which are worth a visit such as Dalkeith. Loanhead or Bonnyrigg where as East Lothian has Musselburgh, Dunbar and other interesting places to visit. Indeed we are a mere mile or so from the small village of Roslin famous for Roslyn Chapel famously shown in the movie "the Da Vinci Code"

The Pentland Hills is an idea place for walkers and ramblers alike who care to perhaps walk the hills and either start or end ( or both) with a visit to the Flotterstone Inn. Penicuik itself has several local restaurants and pubs all friendly and welcoming.

Should your visit be business or pleasure we are an ideal location to base your stay and enjoy the best of both worlds in a town some seven miles from Edinburgh with all the attractions the city has to offerclose at hand.

We offer ample parking within electrically operated security gates for your comfort and peace of mind. Our rear garden accesses onto land owned by Sir John Clerks estate which is from time to time occupied by livestock mainly sheep while the woods at "Lowries den" to our rear have a local reputation for being haunted by "the white lady".

Our lettable rooms have two en suites and two with a shared bathroom between although an additional shower room and an extra wc on the ground floor results in nobody being inconvenienced. The property has in total 6 WCs, two baths (one Jacuzzi bath) with both baths also having showers plus an additional shower room adjacent to our steam room.

From the 1st floor we have a balcony overlooking the rear of the property towards the Pentlands and some superb views
