Within a short walk there is a wide range of shops, pubs, bars and the newly refurbished Royal Commonwealth Swimming Pool but also the wild areas surrounding Arthur's Seat down to Holyrood Palace, the Old Town and Scottish Parliament Building.
The apartment has wonderful views over the south of Edinburgh looking north to the castle and the New Town, east to the 'mountain in the city' Arthur's Seat and west to the Pentland Hills. It is beautifully furnished and has all the facilities to make your stay in Edinburgh truely memorable.
This is an ideal location from which to enjoy Edinburgh's main tourist attractions. Several theatres are within easy walking distance thus making it a great place to live in order to enjoy all the attractions of The Edinburgh Festival and Fringe and a welcome tranquil haven to return to after a busy day sight-seeing, shopping or theatre- going.
It also has easy access to the Scottish Borders and the beaches and golf courses of East Lothian. Further golf courses are nearer at hand. The newly refurbished Royal Commonwealth Swimming Pool is only 2 minutes walk away and beyond that, for the adventurous, the hills, glens and lochs of Holyrood Park.

Within the apartment, all of the rooms are light and spacious with stunning views. There is gas central heating throughout the property.
- On the first floor:
The lounge is comfortably furnished and seating for 8 people with a large television, dvd player and music centre.
The kitchen has all facilities, washing/drier machine, large fridge freezer, freezer and dishwasher. There is a microwave and separate electric hob and oven. It seats 8 people round a central table.
The single bedroom, main bedroom and the family bathroom with shower are also on this level.
- On the second floor:
2 further double bedrooms, study and shower room with toilet and handwashing facilities.
The bedrooms are of generous size with superb views, each with a double bed and generous hanging space.
The immaculate internal shower room is fully tiled.
Parking
The parking on Dryden Place is free to non-residents from 5.30pm - 8.30am weekdays and all weekend. Paid parking is available a few yards away and free parking on neighbouring streets at all times. Public transport is nearby with a wide choice of routes available.
