Sunbury - A superb Caingorm home! Sunbury is l a superb villa located at the edge of Aviemore village with fine views to the Cairngorms and the Craigellachie hills and yet the centre of the village is a very pleasant 15 minute stroll with its shops and restaurants.

Relaxing location which gives very easy access to activities e.g. Swimming, Golf, Cycling, Tennis and Bowls. If you prefer, simply to stroll within the area and enjoy the local shops, pubs and restaurants this is easily achieved without the car.

The house is also directly located on the Speyside way which allows you to cycle or walk to Boat of Garten and beyond. For golfers there are two courses including the new 18 hole Speyside Championship course within 1km.

We have 4 trail bikes that our family use that you are welcome to use - we don't ask you to pay extra for these - bring your own helmets!!!

Sunbury has three double bedrooms with two conveniences. The family bathroom is in the upper level with a bath and a shower. Off the entrance hall is another toilet and wash hand basin.

There is an entrance porch where you can keep shoes and boots. Off the downstairs hall is the lounge which is a nice big room with two leather sofas and a traditional fireplace. We have a 32' LG LCD TV with Sky installed so you have superb reception no matter the weather. There is also a PS2 which also doubles as a DVD player. There is a walk-in cupboard in the lounge which also contains the hot water heater which is a perfect drying cupboard.

In the kitchen which is entered by the lounge or the back door there are all modern conveniences you would expect from such a new high specification house. This includes the latest Hotpoint Washer Dryer, a John Lewis Dishwasher and a large Bosch Fridge Freezer. For cooking there is the latest SMEG Electric oven and grill, Microwave and Kenwood Toaster. A beautiful farmhouse table in the kitchen seating 6 people is great for family meals. The house has state of the art Dimplex electric heating throughout which are thermostatically controlled and highly efficient.

There are fully lawned private enclosed gardens both front and back which is ideal for young children. Private parking available for two cars.
