Traditional but with a luxurious modern twist, the Barnekin sits high up, where the Cheviot Hills and endless skies of the Scottish Borders and Northumberland meet, in the pretty hill top hamlet of Lempitlaw, only five miles from the attractive market town of Kelso but, at the same time, a world away from even a remote sense of the pressures and haste of civilization.
Here time and space are yours to fill with all that the rolling hills, market towns, ancient abbeys and castles and the jagged coasts of the Borders and north Northumberland have to offer.
Choose from miles of remote walking, cycling or horse riding in the Cheviot or Eildon Hills, fishing in the salmon-rich River Tweed, playing golf at the local championship course, or taking the time to explore a rich local heritage, starting with nearby Floors Castle, the ancient seat of the Duke of Roxburghshire and reaching out as far as cosmopolitan Edinburgh. Or simply stop and relax in front of our flickering stove or in our spacious enclosed south facing garden, where the only sounds are of the birds and from which the views are spectacular!

Accommodation Details
Inside: set in a wonderfully peaceful location, with panoramic views south from all rooms (except the utility), the Barnekin is styled like a classic Scottish croft. Upstairs, there are two bedrooms (one very spacious double and one comfortable twin) and a bathroom, and downstairs, a lounge diner, breakfasting kitchen and matching utility room sit alongside a new luxury king sized bedroom, the 'Garden Room', which has a stunning apex ceiling and direct access into the garden. Downstairs there is also a toilet/cloakroom. Each room has been lovingly created to bring about an immediately welcoming and cosy atmosphere.
We have also aimed to equip everywhere with whatever we anticipate you will need. So, in the kitchen, there are top quality brand new Smeg appliances, together with cupboards stocked with smaller useful items. In the sitting room/diner, a flat screen Sony TV and a DVD player sit alongside a good supply of walk books, maps, novels and non-fiction literature, and traditional board games. Each bedroom is distinctively decorated and has generous storage, together with very comfortable beds to ensure long hours of restful sleep. And the adjacent bathroom includes a generous bath with a good shower over it. All towels and bed linen are included.
The Barnekin also has very effective full gas central heating that is fed by a large off-site tank - so you need never be cold! All gas and electric costs are included in our prices, plus a generous starter supply of fuel for the stove, with more available to purchase via an honestly box in the Barnekin's large adjacent garage.
Outside: there is a small, fenced garden at the front and a generous enclosed (pet and child friendly) double garden at the back, with those stunning panoramic views south. There is also driveway parking for two cars and there is room enough to store bikes or other outdoor equipment in the large garden shed.
To greet you, you will find all you need to make that first hot drink and an arrival gift of either a good bottle of wine or a delicious home made cake, depending upon the age range of your party. And, in Kelso, there are both specialist shops and supermarkets for you to stock the kitchen or, if eating out is more your style, an abundance of pubs and eating houses, with a local taxi service if needed.
'The Barnekin is perfect in every way. We have really enjoyed our stay. Peace and tranquillity with lovely views. A wonderful experience - we'll spread the news!
Full weeks begin Saturdays. Short breaks are available all year around. See our owner's website for lots more information.
