Inside, the spacious accommodation is light and bright and extremely well-presented with a number of unusual touches including a floating staircase, floor to ceiling windows boasting fabulous views whatever the season, individually themed bedrooms, interesting artwork and objets d'art collected by the owners and a smattering of high-tech wizardry. The house and gardens have superb views across rolling Borders farmland to the Cheviot Hills 20 miles beyond.
Outside the pretty garden offers plenty of different areas for children to play or adults to escape with a good book. In addition to the roof terrace and wraparound decked patio, there is a large lawned area, an outside seating area with barbecue, a natural pond to encourage wildlife and an adjacent five acre field. Guests are welcome to bring horses and a field shelter is provided for the winter months.
Activities & Attractions
The Birches is part of a small hamlet of properties in a delightful rural setting ideally located for exploring the Borders. The pretty town of Melrose is about a ten minute drive and boasts the evocative ruins of Melrose Abbey and pretty narrow streets offering some of the best shopping in the Borders. There is excellent walking, riding and cycling from the doorstep and its location slap bang in the middle of the Borders makes it an ideal base location for exploring the hundreds of square miles of forests, heather-clad hills and quiet country roads. Melrose is the starting point of the popular 64-mile St Cuthbert's Way which criss-crosses the Borders on its way to Holy Island, and cyclists can enjoy the Four Abbeys Cycle Route, and Innerleithen’s famous Red Bull downhill and cross country trails, as well as 2,500 acre Glentress Forest, a mountain biking and walking mecca.
Nearby are the historic towns of Kelso, home to the majestic Floors Castle and the famous Kelso Races; Selkirk's cashmere mills; and St Boswells which boasts the award-winning Mainstreet Trading bookshop and café. The magnificent city of Edinburgh is within an easy day trip of the house.
Golf enthusiasts have a choice of over 30 courses within a 30 mile radius including the Championship Roxburghe course. A set of golf clubs are available at the house for guest's use. Fishing parties have easy access to the prime middle and upper Tweed beats as well as excellent value fishing on the River Teviot.

Garden and grounds
The Birches sits within a large, pretty garden with plenty of space for children to play. In addition to the decked area and first floor roof terrace, there is also an outside dining area with a barbecue. The gate can be shut so the garden is fully-enclosed for the safety of dogs and children. Guests with younger children should be aware that there is an unfenced pond in the lower part of the garden. There is ample private parking outside the house.
Bring your own horses!
There is a 5 acre field with a shelter next to the house and guests are very welcome to bring their own horses by prior arrangement. There is excellent riding in the local area.
Catering and housekeeping
The Birches can be let on a self-catering basis, or part or fully catered options can be arranged, including a homemade meals and wine delivery service. Daily housekeeping is also available.
Two well behaved dogs are welcome at The Birches. Dogs must be kept to the uncarpeted ground floor areas of the house.
