It is delightfully situated on the ground floor of the owner's detached 'B' listed Georgian villa, in the heart of Edinburgh's popular seaside resort of Portobello.

Completely self contained with a private rear entrance, this relaxing property has a cosy, homely, cottage atmosphere. From the sitting room, a patio door opens directly into the lovely walled garden - a sheltered sun trap - complete with 500 year old pear tree and garden furniture on the lawn.

All rooms are on one level after five steps to the entrance.

There is free street parking. The property is conveniently located a few minutes walk from the promenade and long sandy beach, and is close to excellent local amenities. Historic Portobello has lots to offer including indoor swimming pool and fitness centre, spa and sauna, children's playgrounds, indoor bowls, shops, supermarkets, bars and restaurants. There is an excellent day/night bus service into the centre of Edinburgh, about 3 miles away.

There is a romantic sitting room with a gas fire, a newly fitted cottage style kitchen with dining area and also a large family bathroom, with bath and new seperate shower cubicle.
