    Owned by the Duke of Roxburghe this Victorian country house hotel is situated amongst the vast acreage of woodlands & parkland on the River Teviot. The 22 bedrooms, (some of which are four poster with real log fires), were individually designed by the Duchess.

    The Dining Room reflects its position at the source of the finest fish, meat & game from the Roxburghe Estate - complimented with wines from the Duke's cellar. The enticing log fires in the Library Bar & Drawing Room are an essential ingredient when time to relax.

    The leisure facilities include the Championship Roxburghe Golf Course (the 5th best inland course in Scotland), clay pigeon shooting, shooting, fishing, archery, croquet, woodland walks and a Health and Beauty Suite

    From the nearest information centre:- From Kelso Tourist Information Centre, 3 miles south west on the A698.

    Getting there by railway:- From Berwick station onto 1 way system turn left over bridge take 1st left, A1 Berwick by pass left, heading south until next roundabout, turn right to Cornhill and Coldstream, once at Cornhill continue on road to Coldstream, turn left directly opposite Collingwood arms and continue on road to Kelso with river Tweed on right at 1st major T junction turn left and and then right on new bypass. 8 miles along this road, through village of Heiton, at the end of the village turn right at sign.

    Getting there by aeroplane:- From Edinburgh airport 50 miles, one hours drive. From Newcastle airport 60 miles, 80 minutes drive.

    Arrive in plenty of time to enjoy tea or coffee, homemade afternoon tea and entertainment in the Library Bar.

    Get into the festive spirit by enjoying Champagne and canapés while listening to Christmas carols sung by our local choir, the Roxburgh Singers.

    A gourmet dinner accompanied by fine wines will follow.

    For those of you that wish to attend the Watch Night Service at St John’s Church in Kelso, transport will be provided.


    Late night hot beverages and cookies will be available on your return.



    Rise to a full Scottish breakfast in the Dining Room.

    The morning is left up to you to enjoy the festivities, before pre-lunch Champagne is served in the Drawing Room.

    A relaxed traditional Christmas lunch with all the trimmings and accompanied by fine wines will then follow in one of our Dining Rooms.

    After all that food relax and enjoy the Queens Speech or take a stroll around the stunning grounds

    In the evening, a buffet supper will be served from the Middle Lounge before enjoying original stories from Alasdair Hutton OBE (voice of the Edinburgh Military tattoo)



    Is usually a day to relax, so a late breakfast is a must! Breakfast will be served for any early risers.

    Enjoy our spectacular Boxing Day Jazz Brunch with our established Jazz Trio.

    In the afternoon why not try your hand at Clay Pigeon Shooting or participate in our Falconry display or simply stretch the legs with a Woodland walk.

    The remainder of the afternoon can be spent in front of the fire, enjoying hot chocolate and tray bakes.

    Dinner and fine wines will then be served, before enjoying entertainment in the Drawing Room with your chance to win some fantastic prizes, to round off your Christmas House Party experience.



    To set you up for your journey home, full Scottish breakfast will be served before departure.
