    There is nowhere in the Highlands and Islands quite like The Three Chimneys and The House Over-By. One of Scotland's most iconic restaurants with rooms, it is set in a stunning location beside the sea in north west Isle of Skye.

    The Three Chimneys and The House Over-By provided the very first 5-Star accommodation on the Isle of Skye when the new bedrooms were built in 1999. Since then, the long-established reputation of this popular Scottish restaurant with rooms has spread far and wide around the globe. Many awards and accolades have been bestowed upon the business over the past 30 years in total, all under the same ownership of Eddie and Shirley Spear.

    The six beautiful bedroom suites in The House Over-by were completely refurbished in 2014, together with the comfortable lounge and breakfast dining room.  Breakfast is served overlooking Loch Dunvegan, from where guests can sometimes watch the local fishing boats setting out to sea to catch the langoustines, lobsters and crab served for dinner in the evening.  There is a buffet with fresh fruit salad, homemade granola, yogurt, honey and fruit juices, plus a menu of hot dishes cooked to order. We pride ourselves on our home-baking, including breakfast rolls, scones or muffins.  This light, spacious room can be used by guests throughout the day and WiFi is free throughout the building. 

    Each junior bedroom suite has a seaview, with direct access to the garden via the French windows and the pathway beside the burn that runs through the garden down to the shore. The views to the north west reveal the Outer Hebrides on the horizon and on a clear day they seem close enough to touch.  Five of the rooms are designed on a split-level with three steps up to the bedroom area with its comfortable kingsize bed.  There is a large walk-in wardrobe and many holiday essentials are provided, including bathrobes and slippers, an iron and ironing board, a high quality selection of toiletries, hairdryer, make-up mirror and well-lit dressing table. The en suite bathrooms have a large, double-end bathtub (big enough for two people to share) and a good power shower above.  There are warm bath towels and more toiletries to choose from. 

    Each room had a multi-channel, flat-screened TV with DVD player.  There is an i-pod docking station and ample sockets around the room for personal equipment. The mini-bar has a a good choice of drinks to enjoy, plus a Nespresso coffee machine and a kettle plus a variety of teas, coffees and homemade shortbread.  A jug of fresh milk is stored in the mini-bar.

    All the furnishings are of a luxury quality, providing great comfort and relaxation.  The colours are soft and muted, reflecting the seaside location and the surrounding landscape.  Lights can be dimmed, as you sink into the deep sofa, enjoy some refreshments with a good book, a new film, or simply some music.  We always provide a tea tray with home baking in the afternoon when you arrive.  We can also organise a bottle of Chamagne on ice for your arrival, with a bouqet of flowers if you pre-order in time for delivery.

    All of the above are included in the sixth bedroom which can be adapted for a wheelchair user as well as a family room.  This room is on one level, it has a sofa bed and a cot can be provided too. 

    There is ample, safe parking immediately outside The House Over-By and it takes only a few steps  to cross the courtyard to reach the restaurant for dinner in the evening.  At night, we arrange the Lounge area for serving drinks before or after dinner, relaxing by candle-light, next  to the warm fire. We have a great whisky selection, plus a Bar list including cocktails.

    The Three Chimneys Restaurant is set within the bare stone walls of an origninal island croft house, dating back over 100 years. Candle-lit, cosy and romantic, it is professionally recognised and very well-known for serving the best, seasonal produce home-grown on the island, fresh seafood, fish, locally reared lamb, beef and game. Fresh vegetables, salad, herbs and soft fruits are all provided by local Skye growers. Head Chef, Scott Davies, holds 3 AA Red Rosettes. He has a wealth of experience training at Michelin-star level, throughout Scotland and spent a year in one of Melbourne's finest restaurants. He was runner-up on the prestigious BBC TV competition, Professional Masterchef, in 2013.

    Just a few steps across the courtyard from The House Over-By accommodation, the restaurant is renowned for its fabulous food, all based as much as possibly upon authentic, local ingredients of many kinds.  The interior reflects the original croft cottage it was once upon a time, but also has a contemporary feel about it with comfortable chairs and good lighting over the plain tables.  The interior was fully rerfurbished over the winter months of 2014/2015.

    Guests frequently comment that their expectations are exceeded when they visit this iconic Scottish restaurant with rooms. Many customers make the trip to celebrate a special occasion or a family event. It is the perfect retreat for a honeymoon or a romantic getaway break. High season rates are replaced by very competitive Winter deals from November to March. We do not open for Christmas and New Year.

    The Three Chimneys Restaurant serves Dinner every evening. Lunch is served every day from mid-March until mid-November. There is a variety of Menus available, including the unique Skye Showcase Menu in the evenings, served with or without a selected wine flight paired with each of the 8 courses. The Kitchen Table can be reserved for a unique dining experience, set in the heart of the busy kitchen surrounded by the Brigade of Chefs engaged with a busy night's service.

    Prices quoted are for Bed and Breakfast for 2 adults sharing a Double or Twin Junior Suite from Easter until the end of October. From November until March, Winter Offers apply at an all-inclusive Dinner Bed and Breakfast rate. Children under the age of 8 years, may share a Junior Suite with their parents at no extra charge. There is 1 suite available to share with a third adult using a fully sprung sofa bed. A child's cot and a toddler's Z-bed are available by arrangement. One suite is suitable for wheelchair users, or those with special needs. This suite is on one level. The other 5 suites are split-level, with 3 steps ascending to the bedroom area from the sitting room area and the bathroom. Bathrooms are spacious with large double-end baths with power shower over and glass screen. High quality towels, toiletries and other accessories are provided throughout. Each room is equipped with a hairdryer, bathrobe and slippers. They are well-heated with adjustable central heating radiators. There is a mini bar with fresh milk and mineral water free-of-charge, plus a Nespresso machine. Each room has a multi-channel, wide-screen TV, DVD player, plus free Wi-Fi throughout the building. Each room has a beautiful sea view, with access to the garden direct through French windows. Breakfast is served in the Morning Room with panoramic views over the sea. There is a Lounge for guests where drinks can be served before dinner by the stove. We welcome you with a complimentary tea tray upon arrival with home-baking.

    Road Directions

    Take single track B884 road from Dunvegan to Glendale. Remain on the Glendale road until reaching Colbost. Please see detailed instruction below.

    Public Transport Directions

    From the nearest information centre:- From Dunvegan Castle VIC turn right through village past the Post Office. Take first right into Mill Road and pass entrance to Kinloch Campsite on right. At next T-junction turn right on to B884 to Glendale. Colbost is 3 miles from junction.

    From VIC in Portree, take A850 to Dunvegan. Drive into village and turn left at junction opposite Dunvegan Hotel. Turn first right after Post Office and follow instructions as above.

    From Kyle of Lochalsh on mainland, cross the Skye Bridge (toll-free) and take main A87 through Broadford to junction at Sligachan Hotel. Turn left on to A863 and follow signs to Dunvegan. On the outskirts of Dunvegan turn left on to B884 to Glendale. Fire Station is on the left. Continue on this road to Colbost. N.B. Road turns sharply to right at junction for Orbost.

    Getting there by railway:- The nearest train station is at Kyle of Lochalsh. Journeys to Kyle can be made from Inverness Station. Inverness can be reached by train from main stations throughout the UK, including Glasgow, Edinburgh and Aberdeen. Onward journey from Kyle Station is by car, hire car or public bus service to Portree.

    Trains also run from Fort William from Glasgow and onwards to Mallaig. Onward journey from Mallaig is by ferry to Armadale by car, hire car, or public bus service to Broadford or Portree.

    Public Bus service to Dunvegan is not frequent. Bus service to Colbost is very infrequent.

    Getting there by aeroplane:- From Inverness Airport. Car Hire available from the airport. The car journey takes between two and three hours to Colbost, via Loch Ness or Achnasheen and the Skye Bridge.

    Glasgow and Edinburgh Airports are approximately 250 miles away by road - a five/six hour drive.

    Getting there by ferry:- Ferries run from Mallaig to Armadale in the south of the Isle of Skye. Good service during summer months, although advance booking advisable. Service very limited throughout the winter from October until April or May. Route via Skye Bridge is quicker and more direct. Unless you have a Ferry booked, ignore any sat-nav instructions to reach Skye via Mallaig and follow road directions to the Skye Bridge.

    The ferry connecting the Isle of Skye and the Outer Hebridean islands of Uist and Harris sails in and out of Uig. The journey from Uig to Colbost takes approximately 50 minutes.

    From Easter until the end of October there is a small, community-run ferry connecting Glenelg on the mainland with Kylerhea on Skye. This route is particularly scenic both ways. Kylerhea is approximately one hour's drive from Colbost.
