There is nowhere in the Highlands and Islands quite like The Three Chimneys and The House Over-By. One of Scotland's most iconic restaurants, it is set in a stunning location beside the sea in north west Isle of Skye.
The Three Chimneys and The House Over-By provided the very first 5-Star accommodation on the Isle of Skye when the new bedrooms were built in 1999. Since then, the long-established reputation of this popular Scottish restaurant with rooms has spread far and wide around the globe. Many awards and accolades have been bestowed upon the business over the past 30 years in total, all under the same ownership of Eddie and Shirley Spear.
The six beautiful bedroom suites in The House Over-by were completely refurbished in 2014, together with the comfortable lounge and breakfast dining room. Breakfast is served overlooking Loch Dunvegan, from where guests can sometimes watch the local fishing boats setting out to sea to catch the langoustines, lobsters and crab served for dinner in the evening. There is a buffet with fresh fruit salad, homemade granola, yogurt, honey and fruit juices, plus a menu of hot dishes cooked to order. We pride ourselves on our home-baking, including breakfast rolls, scones or muffins. This light, spacious room can be used by guests throughout the day and WiFi is free throughout the building.
Each junior bedroom suite has a seaview, with direct access to the garden via the French windows and the pathway beside the burn that runs through the garden down to the shore. The views to the north west reveal the Outer Hebrides on the horizon and on a clear day they seem close enough to touch. Five of the rooms are designed on a split-level with three steps up to the bedroom area with its comfortable kingsize bed. There is a large walk-in wardrobe and many holiday essentials are provided, including bathrobes and slippers, an iron and ironing board, a high quality selection of toiletries, hairdryer, make-up mirror and well-lit dressing table. The en suite bathrooms have a large, double-end bathtub (big enough for two people to share) and a good power shower above. There are warm bath towels and more toiletries to choose from.
Each room had a multi-channel, flat-screened TV with DVD player. There is an i-pod docking station and ample sockets around the room for personal equipment. The mini-bar has a a good choice of drinks to enjoy, plus a Nespresso coffee machine and a kettle plus a variety of teas, coffees and homemade shortbread. A jug of fresh milk is stored in the mini-bar.
All the furnishings are of a luxury quality, providing great comfort and relaxation. The colours are soft and muted, reflecting the seaside location and the surrounding landscape. Lights can be dimmed, as you sink into the deep sofa, enjoy some refreshments with a good book, a new film, or simply some music. We always provide a tea tray with home baking in the afternoon when you arrive. We can also organise a bottle of Chamagne on ice for your arrival, with a bouqet of flowers if you pre-order in time for delivery.
All of the above are included in the sixth bedroom which can be adapted for a wheelchair user as well as a family room. This room is on one level, it has a sofa bed and a cot can be provided too.
There is ample, safe parking immediately outside The House Over-By and it takes only a few steps to cross the courtyard to reach the restaurant for dinner in the evening. At night, we arrange the Lounge area for serving drinks before or after dinner, relaxing by candle-light, next to the warm fire. We have a great whisky selection, plus a Bar list including cocktails.

The Three Chimneys is set within the bare stone walls of an origninal island croft house, dating back over 100 years. Candle-lit, cosy and romantic, it is professionally recognised and very well-known for serving the best, seasonal produce home-grown on the island, fresh seafood, fish, locally reared lamb, beef and game. Fresh vegetables, salad, herbs and soft fruits are all provided by local Skye growers. Head Chef, Michael Smith, holds 3 AA Red Rosettes. He has represented Scotland on a number of occasions in events both at home and abroad. He is a passionate ambassador for Scottish food and cooking.
The Three Chimneys restaurant immediately next door is renowned for its fabulous food, all based as much as possibly upon authentic, local ingredients of many kinds. The interior reflecdts the original croft cottage it was once upon a time, but also has a contemporary feel about it with comfortable chairs and good lighting over the plain tables. .

High season rates are replaced by very competitive Winter deals from November to March. We do not open for Christmas and New Year.
