With its magnificent viewpoint overlooking the gentle curve of the River Tweed, Hamilton House casts an impressive stance, beautifully balancing comfort, elegance and fine country living for the ultimate holiday indulgence.
From the large garden you can while-away the hours watching the river and its inhabitants including deer, otter and a wide variety of birdlife, while a nearby path leads to the river and a network of walks.
The difference here is in the detail, reflecting both the impeccable taste of the owner and the inspirational sights and colours of the area. The interior has a wonderful country-house feel, balanced with timeless designs which celebrate the work of young and emerging artists.
A particular highlight is the cosy drawing room with open fire and double doors leading to a patio seating area with superb river views. This includes a calming colour scheme in chalk white and duck egg blue, with statement feature walls in Harvest Hare by award winning designer Mark Hearld and artworks by illustrator Emily Sutton.
The formal dining room benefits from captivating river views, an open fire and warming sisal flooring, while the well equipped dining kitchen is presented in a traditional shaker style, leading into a utility and boot room which is ideal for fishing gear and outdoor kit, not forgetting the furry members of the party of course!
The three double bedrooms all benefit from high quality 5’ king size beds with signature headboards from the design houses of St. Jude’s, Cabbages & Roses and the Silk Bureau, while super artworks by local artist Sue Fenlon, Angie Lewin and Mark Hearld complete the overall look.
Outdoors, you can relax with a refreshing Pimms outside the cedar clad drawing room and with the River Tweed as the stunning backdrop, you may find you never want to leave!
Dog Park
All Milne Graden properties benefit from use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. Sitting on the route of the mapped walks which run around the estate, this bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space. A range of dog agility obstacles and toys are sure to add some extra fun!
GROUND FLOORThe sitting room commands fabulous views of the river and has direct access to the garden. There is an open log fire (ample supply of logs provided), and flat screen TV with Freeview.
Situated between the kitchen and sitting room is the dining room with seating for 6 guests. This room also has superb river views and an open fire.
The kitchen has informal dining space for six guests. It is decorated in traditional Shaker style with neutral tones throughout, natural tiled floor and oak work surfaces. It is fully equipped with a stainless steel electric oven and hob, dishwasher, a large fridge/freezer, microwave, washing machine with dryer, Nespresso Vertuo Pop Coffee Pod Machine and plenty of storage space.
Accessed directly from the back door, the warm, tiled utility room is ideal for dogs and storing and drying fishing kit and outdoor clothing.

DOGS & OTHER PETSTwo dogs are welcome at Hamilton House with a charge of £15 per dog. Dogs must be kept to the downstairs, uncarpeted areas of the house. Cats are unfortunately not permitted.
GUEST AMENTITIESAll bed linen is the highest quality 100% Egyptian cotton. A hairdryer is provided in each bedroom and towels are provided for guests.
WI-FI & MOBILE COVERAGEWi-Fi is provided and mobile reception is generally good. There is a landline available which can be used for incoming calls or emergency outgoing calls.
HEATINGHamilton House has electric radiators in addition to the open fire in the sitting room. An ample supply of logs is provided but a further large basket can be provided at an additional cost of £15 – to be arranged and paid directly to the Estate during your time at the property.
FISHING ON SITESalmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed.

GUEST PRIVACYHamilton House sits in a hamlet with three other properties - School House sleeping 6, Tweedside sleeping 4 and Swan's Nest sleeping 4. Hamilton House is detached.
ADDITIONAL ACCOMMODATIONFor guests looking to holiday together, there are two other properties making up the hamlet of Sunnyside - School House sleeping 6 and Tweedside sleeping 4.
There are also three other properties on the estate - Garden House sleeping 4+2, West Lodge sleeping 2 and North Lodge sleeping 2.
