Boltachan Dell is a contemporary, architect designed house, sitting within a large woodland garden with the Boltachan Burn running along the eastern edge. The house benefits from 3 double bedrooms (one on the ground floor and one that can be configured as twin), one additional twin room and a box room with cot and toddler bed or 2 toddler beds. The large master bedroom has an en-suite shower room.
The downstairs double has en-suite access to a family shower room and there is another family bathroom plus a utility room at the front door with plenty of space for hanging wet clothes. The open plan living space opens onto a large south facing patio (furnished in the summer months) via glass doors. There is an additional galleried sitting area above the living space offering fabulous views to the south. The stylish kitchen benefits from 2 electric ovens and hob, dishwasher, microwave, fridge freezer and is very well equipped. The sitting area has a wood burner and the dining area can be screened off by hidden sliding doors.
Boltachan Dell is conveniently located within walking distance of the Aileen Chraggan hotel and restaurant. The town of Aberfeldy is also within walking distance, across the golf course which is situated opposite the house. The town offers an excellent range of shops, facilities and activities including the newly renovated Birks Cinema and the Breadalbane Community Campus with swimming pool, climbing wall, gym and lots of other classes and activities. This beautiful area of Highland Perthshire offers a wealth of activities including, walking, cycling, water sports, sailing, fishing, golf, white water rafting, mountain biking, shooting….the list is endless. There are also many visitors attractions including Dewars World of Whisky, The Scottish Crannog Centre and Highland Adventure Safaris to name but a few.
The central location of Aberfeldy makes it an ideal base to explore further afield too. Edinburgh is only 1.5 hours and Glasgow 2 hours. You can reach both the east and west coast within about 1.75 hours and Inverness is just over 1.5 hours away.
