The soft neutral colour scheme of the sitting room is enhanced by high quality furnishings and natural textures, including a deep double sofa and two buttery leather armchairs positioned to take advantage of both the cosy woodburner and the lovely open outlook over the terraced garden beyond.
In the kitchen, an original oak beam has been positioned to great effect to separate and define the living space from the kitchen area, yet it remains a sociable space for families and friends to cook, entertain, unwind and relax together.
Upstairs, ceilings and exposed beams have been painted white to maximise light and space and includes a generous master bedroom with charming Juliet balcony and lovely views, a twin bedroom and a large family bathroom.
Outside, there is a raised patio with garden furniture for relaxation or a summer barbecue, and a leisurely 5-10 minute walk from the bottom of the garden will take you to Jedburgh Abbey and directly into town.
The historic market town of Jedburgh with its magnificent 12th century abbey has a small selection of independent shops, including an excellent butchers shop and bakery as well as two small supermarkets for essential provisions. A drive of ten miles will take you to the picturesque town of Kelso where you will find a number of large supermarkets and also a monthly farmer’s market.
For eating out, the Capon Tree has a super varied menu with its popular steak night on a Thursday or the Caddy Mann Restaurant sits just outside Jedburgh (3 miles) and has an excellent reputation for excellent local fayre and warm ambient surroundings. Alternatively you can enjoy a cosy fire and a fine cask ale at the Cross Keys Inn at Denholm, or a little further down the road will take you to the Roxburghe Hotel where you can experience a little bit of food heaven in the newly established Roux restaurant.
For a coffee and cake stop. the Woodside Garden (4 miles) and Main Street Trading are both lovely spots to while-away a few hours.
Activities and attractions
The property is incredibly well positioned for exploring attractions north and south of the border. The historic market town of Jedburgh with its magnificent 12th century abbey ruins is a fantastic spot for sightseeing. Here you can enjoy a cultural afternoon following in the footsteps of Bonnie Prince Charlie, Sir Walter Scott, Robert Burns and William Wordsworth all of whom walked its ancient streets, or visit the 16th century Bastel house of Mary Queen of Scots or the fascinating 1820 Castle Jail.
You will find a leisure pool and fitness centre just a five minute walk from the property, and the town is home to an 18 hole golf course.
There are walks to suit all levels across the area from the relatively short town trail to more high energy treks with links to the Borders Abbey Way, Dere Street and the Southern Upland Way. A short 3 mile drive will take you to Harestanes Visitor Centre which features a busy events programme, art exhibitions, a craft centre and coffee shop, and a lovely selection of woodland walks and cycling trails from relaxed ambles to more energetic climbs. There are four walks which start and finish at the centre including access to St Cuthbert's Way, the stunning long-distance walking route which follows the legend of St. Cuthbert on his journey from Melrose to the Holy Island of Lindisfarne; or for amazing panoramic vistas across the Border heartlands, walkers can take a hike to Penielheugh, a 150 foot tower built between 1817 and 1824 to commemorate the Battle of Waterloo.
A little further along the road, the grounds and gardens of Monteviot House sit on the banks of the River Teviot where gardening enthusiasts will delight at the arboretum, rose garden, herbaceous shrub borders and water garden. The Woodside Garden Centre sits nearby which has a kitchen garden as well as a super RSPB wildlife garden.
Heading south, the Kielder Water and Forest Park is an easy drive (24 miles) and is home to the largest man-made lake in northern Europe. There is something for everyone here including water sports enthusiasts, cyclists, walkers, naturalists, artists, families and photographers. A highlight is the star gazing treat at the Kielder Observatory where you can view the outstanding dark skies of the Northumberland National Park using powerful telescopes and may be lucky enough to see passing comets or a stunning meteor shower.
Alternatively, a half-hour drive from the property will take you to Newcastleton, home to the outstanding 7Stanes mountain biking centre and Rock UK outdoor centre where you can experience a vast range of cycling trails, family adventure days, canoeing, climbing, zip rides, abseiling, walking and fishing.
Ten miles miles and thirteen miles will take you to two of the most picturesque towns in the Scottish Borders - Kelso, home to majestic Floors Castle, or Melrose with its charming array of independent shops, pubs and restaurants and the evocative remains of Melrose Abbey as the stunning backdrop.
For day trips slightly further afield, the cashmere mills at Hawick and Selkirk offer a good day out and the stunning Northumberland coast is an hour's drive away with miles of pristine sandy beaches to explore. Alternatively, the Georgian splendour of Edinburgh is an easy day trip by car.

Entrance door leading directly in to the kitchen/open plan living area. Thekitchen is fully equipped with a double oven, ceramic hob, integrated fridge, small dishwasher and microwave. There is an adjoining utility room with freezer and washing machine.
The sitting room has two large feature windows with double doors leading out to the patio terrace. There is a double sofa, two armchairs, a dining area with seating capacity for six, and a woodburning stove (initial basket of logs supplied). Technology includes a 43” flat screen TV with Freeview, Blueray DVD player, radio and docking station.

There is an adjoining garage to the side of the property but this is not available for guest use. Owner access to the garage will be required during the period of any guest stay. Please contact us if you have any concerns. Lockable storage for bikes and outdoor gear is available.
Garden and grounds
Doors from the open plan sitting room lead out to a raised decked patio with garden furniture and seating for four. A barbecue is available. The bordering grounds of the owner comprise a lovely terraced garden which can be accessed from a side gate on the patio. Guests are welcome to use this space to pick fruit and veg from the garden when in season. There is also a gate at the bottom of the garden and a leisurely 5-10 minute walk will take you to Jedburgh Abbey and directly into town
There is shared driveway with private parking to the front of the property for two cars.
A hairdryer is supplied in each bedroom. Hypoallergenic duvets and pillows are provided. Bath sheets and hand towels are provided for guests along with guest toiletries.

A travel cot and high chair are available.
A small welcome pack is provided.
Regrettably dogs can not be accommodated at the property.
Boundary Bank is a completely separate building lying adjacent to the owner's property but is not overlooked. While the owners are on hand to help guests with any aspect of their stay, they are completely respectful of guest privacy.
