The delightful Campsie Cottage sits just off the village green in the pretty Borders village of Ancrum, just a few paces from the convivial Cross Keys Inn and Ancrum Pantry. The village is a ten-minute drive south of the historic town of St Boswells and the same north of Jedburgh, meaning it’s ideally placed for exploring many of the key sights and historic abbeys of the Borders.
Keen walkers will be tempted to take on the Borders Abbey circular walk, which links the historic abbeys of Melrose, Dryburgh, Jedburgh and Kelso, or perhaps hike sections of the long-distance St Cuthbert’s Way, which stretches from Melrose to the Holy Island of Lindisfarne.
Campsie Cottage itself is a whitewashed semi-detached cottage whose compact exterior belies the sense of space within. Immaculately renovated by the owners, who have used soft Farrow & Ball paint colours and select designer furnishings throughout, the cottage is both cosy and elegant.
Stepping into the cottage, the timber floors, soft blue grey panel-boarded walls and winding coir-carpeted staircase offer an inviting welcome. The fire-warmed sitting room leads off from the hallway, continuing the gentle colour scheme and lovely combination of timber floors, a coir rug, soft linen furnishings and full height beadboarding on one wall. French doors bring you from this attractive living space to a small enclosed, south-facing patio garden.
The country-style kitchen, with its charming Harvest Hare wallpaper (from the acclaimed St Jude’s artist-designed wallpapers), is a light-filled spot in which to enjoy informal meals at the timber dining table.
The cottage’s two bedrooms are located upstairs, comprising a dual-aspect master bedroom with a French-inspired carved wooden and cane framed bed set beneath sloping eaves and an en-suite shower room and a twin room overlooking the rear garden. Guests staying in the twin room enjoy access to a family bathroom, with a bath and shower over, located on the ground floor.
In addition to placing St Boswells and Jedburgh a short hop from your doorstep, Campsie Cottage is a five-minute drive from the Harestanes Visitor Centre. Boasting a large play park, scenic walking trails and a café serving home baked goodies, the centre is a firm favourite with families.
Alternatively nearby Jacksons of Jedburgh offer fun-filled farm experiences, including muddy Mondays, where toddlers and children get to explore the outdoors, play messy and get up close to farm animals in a safe environment.

Sitting room with double sofa, two armchairs, wood burning stove (initial basket of logs), Smart TV with Freeview, DVD player (not Blu-ray). Bluetooth speaker. Double doors (step up) leads out to the small patio garden.
Kitchen with electric oven, ceramic hob, slimline dishwasher, washing machine, microwave, DAB radio, dining table with seating for four, selection of cookbooks.
Ground floor bathroom (restricted head height on access 6'), bath with shower mixer tap, heated towel rail, basin and WC.
FIRST FLOOR
Bedroom one with 5'2" king size bed, side tables with drawer space, wardrobe.
En suite bathroom with shower, heated towel rail, basin and WC.
Bedroom two with 2'6" twin beds with zip and link option to convert this to a 5'2" king size bed, side tables, chest of drawers.
OUTSIDE
To the rear of the property is a small patio garden with garden furniture which is enclosed. A barbecue is not supplied.
There is a small gravelled area to the front of the property which is enclosed by a gate and fence.
PARKING
On-street parking directly in front of the cottage.
BABIES & CHILDREN
Babies and children are welcome and a travel cot and highchair can be provided on request.
DOGS
Two well-behaved dogs are welcome at a charge of £25 per dog but they must be clean and dry before access into the property and then kept to the ground floor area only. They are not permitted on the furniture or in the bedrooms. The rear garden can be accessed from the side of the cottage and there is an outside tap and hose to the rear to help with cleaning.
GUEST AMENITIES
High quality bed linen and towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.

Central heating throughout the property. There is a wood burning stove in the sitting room - initial basket of logs supplied.

Please note there is no external EV car charging point at the property therefore any electric vehicles must be charged off-site. There are car charging stations nearby in Jedburgh (4.5 miles).
