Circus Lane is a charming two-bedroom semi-detached home in a picturesque lane close to St Stephen’s Church, which is situated at the boundary between the New Town (actually over two-and-a-half-centuries old) and neighbouring Stockbridge.
The property has its own main door, and stepping inside leads you to the hallway and spiral stairs to the upper rooms. On the ground floor is the utility room, and main bedroom with ensuite shower room. The bedroom is on the south side and catches sun from mid-afternoon to late evening; it is also away from the sound of any traffic which might pass through the lane. From the bedroom you can access the small private garden which is sheltered from the wind by established trees, making it a lovely place to sit out and relax.
In the bedroom there is a TV and digital radio, and ample storage in the chest of drawers and wardrobe. The abundance of wood, paintings of the Orkney Islands, and the profusion of light from the window and glazed door imbue this space with an organic and uplifting vibe.
The utility room adjoining the entrance lobby is equipped with a washing machine and tumble dryer, with a pulley and clothes horse conveniently located alongside.
The upper floor has a double bedroom with a chest of drawers and the window in this room looks out over the garden and towards the back gardens of large homes on Circus Place. Both bedrooms have hairdryers.
At the turn on the upper landing is the bathroom with fitted bath, from which the lobby leads on to the kitchen and sitting room. A skylight in the kitchen brightens the space, which contains a dishwasher and raised microwave in addition to the essential facilities, making it a great space for cooking.
The sitting room has a wooden dining table seating four in front of the window over the street. This room is decorated in sunset tones matching the painting on the far wall, and has a plush recliner and red sofa with petal-laced matching cushions, flanked by heart-shaped and solar-patterned coffee tables. A flat screen TV with DVD player and an iPod speaker dock occupy the unit in the far corner, while a bookshelf stocked with a range of titles caters for many interests.
Circus Lane itself is on a straight from Princes Street, and so you haven’t far to go if you want the biggest and best retail experience on offer, as well as access to the Old Town. If the more relaxed pace of boutiques and charity shops is more your thing, you need only cross the street, and as the New Town also offers a good selection of pubs, cafes and restaurants, all the ingredients for a satisfying stay are to be had here.
