A cosy gate lodge for two in the heart of the Scottish Borders
In the nearby estate you will find gentle country walks leading down to the riverside for peaceful summer picnics under the trees, while those seeking something a little more high-energy can join the Jubilee Path for a glorious 12 mile circular walk taking in the woodland and riverside trails of this picturesque area.
Perfect for couples, the interior is understated and serene, soothed by a carefully selected colour scheme, classic furnishings and soft linens. Unusually for a property of this size, the lodge benefits from a separate dining room which means friends can visit for supper or it can double-up as a place to work or study when those emails can’t wait.
The sitting room is a wonderfully cosy spot for cradling a creamy cappuccino in front of a roaring log burner, while the high-backed armchairs from OKA are perfect for enjoying a good read from the books on offer here or perhaps just an afternoon nap!
The bedroom sits to the rear with views across the fields and farmland, and the bed can either be configured to a super king or twin beds as preferred. The bed linen is 600 thread count for a touch of luxury.
Outside is a pretty cottage garden with picnic bench and charcoal barbecue, and there’s the addition of a lockable shed for outdoor gear and bikes too.
GROUND FLOOR
The accommodation is all on the ground floor and therefore may be suitable for less mobile guests. Please note there is one step up from the inner hall to the kitchen.

Kitchen with four-ring ceramic hob, electric oven and grill, small fridge with ice box, microwave, washing machine. Please note there is no dishwasher.
Dining room with dining table seating four, writing bureau sideboard, side table and dual aspect windows.
Bedroom with zip and link beds, which can be configured as a super king double or twin beds, as preferred. Side tables, hanging rail and shelf, ottoman.
Bathroom with bath with electric shower over, heated towel rail, basin and WC.
OUTSIDE
Outside there is a enclosed cottage garden with picnic bench, patio area and lawn. This looks over the fields beyond. The cottage is detached and is the gate lodge to the wider estate. The lodge sits just off the A698 therefore some traffic noise will be evident, particularly from the garden area.
PARKING
There is private parking for two cars to the front of the cottage.
BABIES & CHILDREN
Babies and children are welcome and a travel cot and high chair can be provided on request. The garden area is enclosed but please note the location of the lodge just off the A698.
DOGS
Sorry, dogs are not permitted.
GUEST AMENITIES
The bed linen is luxury 600 thread count. Towels are provided along with a hairdryer. Hand soaps and bath/shower wash are provided.
WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is generally good.
HEATING
Oil fired heating which is thermostatically controlled. Log burner in the sitting room (with initial supply of logs).
GUEST PRIVACY
The cottage is detached. This is the gate lodge to the wider estate therefore cars will use this gate to access three other properties beyond this point. The area around the lodge is farmland therefore this access will also be used by occasional farm vehicles.
