Standing at the threshold of two acres of parkland, woodland and gardens belonging to the historic Bughtrig House, East Lodge lies just a short drive from Coldstream on the shores of the River Tweed. Guests can enjoy covetable access to Bughtrig’s extensive grounds, dotted with eclectic pieces of art that have caught the eye of its owner, Will Ramsay. A name that will be instantly familiar to those with an interest in art, Ramsay’s beautiful Georgian home and gardens serve as an intriguing cache of artworks collected over the course of his life.
Original artworks reflect this artistic legacy at every turn in East Lodge, from delicate Victorian watercolours to vibrant contemporary oils. After a wander in the grounds, enter the cottage into the small hallway, where you’ll be met with a bench for removing your boots, a hanging rail for drying your coats, and landscapes hanging on midnight-blue walls. Off the hallway, the contemporary kitchen with wooden countertops, cool grey cabinets, and seating at an island is a welcoming space to unwind with a cup of tea, or perhaps a coffee made at the Nespresso machine’s dedicated station.
The dining room lies through a door in the kitchen, where a round table and atmospheric lighting create the perfect space to gather for meals. Back through the kitchen, you’ll find an inner hallway which leads to the bedrooms and sitting room. With it sulking-room-pink walls, plump blue furnishings, and wistful seats set beneath the Georgian sash windows, the sitting room is cosy and bright in equal measure – as inviting when bathed in sunlight as it when warmed by the log burner.
The first bedroom features a king size sleigh bed, topped with crisp white sheets and surrounded by whimsical pink floral wallpaper and Pooky sconces. As in the sitting room, dual-aspect sash windows fill the room with light and connect the room to the gardens beyond – the window seats and comfy armchair serving as the perfect spots to ease into the morning. The second bedroom is decorated a colour palette of soft blues, greens, and creams, and boasts a king size zip-and-link bed which can also be configured as twins. Both bedrooms are served by a family bathroom, where blue floral wallpaper encompasses a bath with a rainforest shower overhead.
An enclosed lawned garden encircles the cottage, perfect for dogs and children to explore, while garden seating and a charcoal barbecue are sure to be enjoyed on warm summer evenings. A luxurious wood-panelled summerhouse lies at the end of the garden, tucked away beneath mature trees. An idyllic place to toast a cocktail or simply relax with a good book, it benefits from its own heating, coffee machine, and drinks cabinet.
Bughtrig’s celebrated gardens lie beyond with its intimate hedged gardens, beautifully restored greenhouses with old roses clambering at their feet, and 246-foot-long Grass Walk – a lush carpet of lawn flanked by colourful herbaceous borders. Guests are also welcome to use the tennis court by prior arrangement with the owners and can enjoy several superb walks from the doorstep of the cottage. The pretty village of Leitholm, complete with pub, is about ten minutes’ walk away while the more extensive amenities of the historic town of Coldstream are a ten-minute drive from the cottage.

For guests looking to holiday together but enjoy their own space, East Lodge can be let in conjunction with Lane Cottage sleeping 6, Wood Cottage sleeping 4 and Bughtrig Cottage sleeping 4. Lane Cottage, Wood Cottage and East Lodge all sit in the grounds of Bughtrig Estate, while Bughtrig Cottage is a 10 minute walk away on the edge of Leitholm village.

OUTSIDE
Fully enclosed lawned garden. Outside seating - chair and table set with overhead parasol. A charcoal barbecue is available (charcoal not supplied).
A pretty summerhouse offers an extension of the living space and benefits from electric heating, offering extended seasonal use. This has a corner sofa, table and chairs, a drinks cabinet with glasses, two bar stools, a dressing table, and a Lavazza A Modo Mio coffee machine. The summerhouse is lockable offering secure storage for outdoor gear.
The lodge sits directly off the B6461. This leads into the parklands of the stunning Bughtrig Estate and Gardens.
There is private parking on the gravelled driveway to the side of the cottage for two to three cars.

Guests have use of the owner’s tennis court between 9am and 1pm Monday to Friday and 9am to 11am at weekends. Guests must bring their own balls and rackets. Guests can pre-book court time by signing up on the rota on the court gate.
East Lodge is a gate lodge at the east entrance to the Bughtrig Estate, and sits directly off the B6461. It is detached and not overlooked. High hedging along the boundary of the garden offers privacy from the road.
