A stunning stone cottage located in the charming fishing village of Portknockie on the beautiful Moray Firth coast. Recently renovated to a very high standard with great attention to detail, this cottage provides a simply perfect holiday home for a family or group of friends.
Oozing style and comfort, 'Failte' (meaning ‘Welcome’ in Gaelic) has three superb bedrooms plus a cosy snug with a double sofa bed, providing that little extra bit of flexibility. The spacious sitting room with its wood-burning stove is ideal for relaxing at the end of a busy day, and just a step up leads you to the well-equipped kitchen, with quality kitchenware and a table for family dining. From the kitchen, guests can access a very private patio area with a picnic table and BBQ, just perfect for relaxing at the end of a busy day, here you can also find the recently installed 5 seat/1 lounger hot tub, great for soothing these aching muscles after a busy day.

The house has full central heating throughout controlled via HIVE and underfloor heating in bathroom, kitchen and en-suite
Off the hallway, there is a very comfortable lounge with drystane fireplace and log burning stove.
3 steps lead up to the fully fitted kitchen and dining area with door to the rear of the house.
The very spacious master bedroom is also downstairs and comes with a super king size bed and en-suite shower room. Also on the ground floor is the family bathroom with bath, separate shower, basin and WC.
Moving upstairs there is a king sized bedroom along with a twin bedded room and a very cosy snug with double sofa bed to give a very flexible family layout.

Electric oven, 5-burner gas hob, combination microwave, Nespresso coffee machine, fridge, freezer, washer/dryer, dishwasher.
Entertainment is provided by a 49" ULTRA LED TV with Freeview, NETFLIX, BT TV inc BT SPORT, BLUERAY DVD player, WD HD MEDIA player and SONUS sound system – all duplicated in the upstairs snug, which has a 40” LED SMART TV in addition to a PS3 with over 50 games. The IPAD mini controls HIVE & SONUS and comes with an unlimited NAPSTER account
There is unlimited BT infinity WIFI throughout with over 30MB download speeds.
There is a phone installed in the lounge and 1 upstairs in the service cupboard where the gas boiler and electric meter with fuse box are located.
SONUS sound system (in lounge, kitchen, snug and master bedroom) with iPad mini for control and unlimited Napster subscription giving you a great music choice.

Portknockie has a Post Office and SPAR, Chemist, Chip Shop, Hairdresser, Hotel and Inn. There is a small harbour with a slipway as well as a children's paddling pool.

Local attractions include Bow Fiddle rock, picturesque harbour, cliff walks, interesting coves, caves and a sandy beach. Scenic walks to neighbouring coastal villages of Findochty and Cullen are easily accessible along the old railway line, which has been turned into part of the UK cycle track, which runs through the village allowing you to make great use of the bicycles.
