Our Bed and Breakfast is open all year round to visitors to Edinburgh, whether you are looking for business trip accommodation or a luxury guest house to base yourself whilst on holiday. Our luxury bed and breakfast accommodation is located in the heart of the city, close to Edinburgh city centre. The B and B is set in a lovely Victorian building, and whilst we have retained many of the period features they have been combined with contemporary design, to produce a clean, modern look. Our Edinburgh B & B boasts 7 en-suite rooms and 2 bedrooms with private bathrooms (one disabled friendly room) and a family room. Each room features an HD digital flatscreen TV, DVD and wireless broadband internet access. Fraoch House is ideally situated to allow visitors to take advantage of the many local attractions in the city of Edinburgh, without having to worry about parking. Our Bed and Breakfast also lies within easy reach of all major travel routes, making it the ideal base to experience the many fascinating towns and Cities in central Central Scotland. Fraoch House has been designed with warmth and comfort in mind. Each of our rooms are quiet, comfortable and modern, with an emphasis on calmness and relaxation
We have taken special care to design each room with style and practicality in mind, so that your stay is both a pleasant and a memorable one. 9 rooms are available. 1 single, 1 twin and 7 doubles including a room with disabled access and a family room that can be converted to an additional twin. Cots and extra single beds are available on request.

If you need to check your hotmail account or simply want to surf the web then broadband Internet access is available from a communal PC. As well as having a communal PC, we have recently installed wireless internet connections to every room allowing use of your own laptop.
