Just off the living space, there’s a handy utility room, which is ideal for drying off dogs and outdoor kit after a walk through the rolling Borders countryside. For less mobile guests, the cottage benefits from a ground floor master bedroom with en suite shower room and step-free access to the rear lawned garden through the French doors. An additional shower room is located on the ground floor with a rainfall walk-in shower.

Private parking is available for 2-3 cars to the side and rear of the property. There is no provision for EV charging at the property. There are charging units in the nearby town of Kelso should you require this.
BABIES & CHILDREN
A travel cot and highchair are available on request.
One well-behaved dog is welcome and an additional dog may be considered on request, with a charge of £25 per dog. Dogs must be kept to the utility area until clean and dry and thereafter kept to the ground floor. They are not permitted on the furniture or in the bedrooms.
There is an outside tap for cleaning dogs before entering the property.
Guest hand soap and body wash are provided.
Hypoallergenic duvet, pillows and mattress toppers.
Two hairdryers are available in bedrooms one and two.
WI-FI & MOBILE COVERAGE
Superfast fibre broadband available. Mobile and 4G signals can be patchy so Wi-Fi calling is recommended.
There is oil central heating throughout the property, which can be thermostatically controlled, and an electric stove in the sitting room.
The property is detached and benefits from privacy and dramatic views across open countryside to the Cheviot Hills. A small hamlet of properties and stables sit nearby.
