Tucked at the end of a private estate road, Hamilton House is a classic stone built property sleeping up to six guests in a beautiful rural location. A particular highlight is the cosy drawing room with open fire and double doors leading to a patio seating area with superb river views. Part of a secluded hamlet of superb properties comprising School House and No 1 and No 2 Sunnyside, they can be hired collectively and are ideal for larger groups wishing to holiday together but maintain a degree of privacy.
From the large garden you can while away the hours watching the river and its inhabitants including deer, otter and a wide variety of birds. A nearby path leads to the river and a network of walks.
Activities & Attractions
With the river so close by, Hamilton House is an ideal base for fishing parties. The estate's own beat which is available to guests at additional cost (subject to availability) extends to about 1.4 miles of single bank fishing. Milne Graden is primarily a salmon beat but has good runs of grilse and sea trout through the summer months. Other prime beats nearby include Tillmouth, Lennel, Ladykirk and The Lees. A trout rod, reel and line are available on request and with local trout fishing permits costing just £10 a day it's well worth a try to catch your own supper!
The immediate local area offers a wealth of things to see and do. Follow the river to nearby Kelso with its lovely independent shops, and take a visit to the majestic Floors Castle followed by a cream tea in the award-winning café, or visit the evocative abbey ruins at Dryburgh and Melrose. Head up into the Cheviot Hills to experience Northumberland's wide sky scenery, or to the coast for stunning, deserted sandy beaches, punctuated by a chain of impressive castles including Bamburgh, Lindisfarne and Alnwick.
Feeling energetic? Walk, ride and cycle on miles of dedicated routes and quiet country lanes. Kite-surf and sea-kayak on the coast. And of course there's fishing, shooting and golf right on the doorstep.
Hamilton House is only a few miles from two of the area's best eateries; the Collingwood Arms at Cornhill-on-Tweed and the Allanton Inn, both known for fine local cuisine. The attractive village of Norham is three miles away, a finalist for England's Favourite Village Award and famous for its imposing Norman castle ruins. The village has a local shop, bakery, butcher, a pub and a gunsmith. More extensive local shopping is available at nearby Coldstream four miles away. Edinburgh is an easy day trip from the house, about an hour's drive or 45 minutes on the train from nearby Berwick upon Tweed.
The accommodation comprises three double bedrooms (with 4' 6" beds). All three bedrooms have fabulous views of the river and plenty of storage space with wardrobes and dressing tables. All bed linen is the highest quality 100% Egyptian cotton. A hairdryer is provided in each bedroom.
Bath and shower rooms
The ground floor bedroom has an en-suite bathroom (bath with handheld shower attachment, WC and basin). One first floor bedroom has an en-suite shower room with large shower, WC and basin. The third bedroom has an adjacent bathroom (bath with handheld shower attachment, WC and basin). Luxury towels are provided for all guests. Detachable bath and shower grab rails are available on request.
The sitting room commands fabulous views of the river and has direct access to the garden. There is an open log fire, TV with Freeview and Wifi.
Situated between the kitchen and sitting room is the dining room with seating for 6 guests. This room also has superb river views and an open fire.
The kitchen has dining space for six guests. It is decorated in traditional Shaker style with neutral tones throughout, natural tiled floor and oak work surfaces. It is fully equipped with a stainless steel electric oven and hob, dishwasher, fridge/freezer, microwave, washing machine with dryer and plenty of storage space.
Utility / boot room
Accessed directly from the back door, this warm, tiled room is ideal for dogs and storing and drying fishing kit and outdoor clothing.
Garden and grounds
To the front of the house is a large, lawned garden leading down to the river. There is a gravelled area with parking for at least three cars.
Catering and housekeeping
The house can either be taken on a self-catered, part catered or fully catered basis. A homemade meal and wine delivery service is also available, including picnic hamper delivery for fishing parties. Daily housekeeping is available at additional cost.
A travel cot and high chair are available on request.
One dog is welcome at Hamilton House. Dogs must be kept to the downstairs, uncarpeted areas of the house.
'Little Hamilton' for parties of four or less
Parties of four or less can book Hamilton House for £750 per week (excluding high and peak season weeks). The ground floor bedroom and bathroom will be closed off. Please note that bookings made at Hamilton House cannot be transferred to Little Hamilton.
