Secluded within the dramatic and diverse landscape of East Lothian, Hoolet’s View combines rural tranquillity with effortless Scandi style. Named after the mystical barn owls which abound here, it enjoys magnificent views of Traprain Law – site of the discovery of the largest Roman silver hoard outside the Roman Empire. Today, this volcanic hill is grazed by wild ponies and surrounded by patchwork fields, wherein this cottage is nestled just a mile and a half away.
The pastoral setting belies the minimalist design and creature comforts to be found inside. Kick off muddy wellies in the boot room and enter the open plan living area, where underfloor heating stretches throughout and a vaulted oak ceiling creates an elevated sense of space. The contemporary kitchen is joined by an inviting farmhouse table, while the cosy sitting area – complete with Neptune sofas and Pooky lamps – will tempt you to settle in beside the wood burner. You could spend hours here alone, watching a full spectrum of colours wash across the sky through the floor-to-ceiling feature window.
The bedrooms lie on the same floor, both kitted out with crisp bed linen from The White Company. Each bedroom also enjoys its own beautifully finished ensuite with a spacious walk-in rainforest shower. Outside, a lawned garden borders the side and rear of the cottage, with a patio seating area designed for making the most of the remarkable panorama.
Needless to say, Hoolet’s View is an ideal base for exploring East Lothian by foot, bike, or car. North Berwick – picked by The Times as the best place to live in the UK in 2024 – is just 10 miles away, while the stunning coastal walks, golf courses, and restaurants at Gullane and Dunbar lie within equally easy reach. Make a day trip to Edinburgh, a short train journey away – perhaps stopping off to view the Traprain Law treasure in the National Museum of Scotland – or simply embrace slow-living in the peaceful surroundings of your cottage, with nothing to do and nowhere to be.

OUTSIDE
Enclosed lawned garden to the side and rear, with patio and outside seating. The cottage benefits from views across open countryside towards Traprain Law, an important East Lothian landmark.
TENNIS COURT
By arrangement, guests are welcome to use the owner's tennis court which sits nearby. Please bring your own tennis racquets and balls.
PARKING
Private parking for two cars to the side of the cottage.
ELECTRIC VEHICLE CHARGING
An Electric vehicle charger is available for use.
The charger is untethered, therefore please bring your own connection cable. There is a flat fee per kilowatt to use the charging point.

There is a hairdryer in each bedroom. High quality bed linen and towels are provided. Pillows and duvets are goose down. Please contact us should you require alternative options and the owner will try to accommodate. Hand soap and shower/bath wash is provided in each bathroom.

Fibre broadband with download speeds of 70mbps. Mobile reception is generally good.
HEATING
Underfloor heating throughout the cottage, with additional heated towel rails in the bathrooms. Morso wood burning stove - a generous initial supply of logs is provided.
GUEST PRIVACY
The cottage is detached and sits in a rural location. There are a number of farm outbuildings nearby which are not in use, although there may be some very occasional farm traffic in the nearby fields. The owner's property sits off the main access drive.
