This spectacular conversion is part of an old mill, dating from 1774, now carefully renovated to provide all 21st century comforts. It stands in a tiny cluster of houses and farm buildings overlooking the Bowmont water, near Town Yetholm (shop, pub) and 8 miles from Kelso.
With lovely views over the river and the surrounding countryside, the cottage is right beside a pond with a small footbridge leading to a large grassed area. Inside too, there is plenty of Wow! Factor. The large, light sitting room has a wood-burning stove, with a gallery which is used as a study/games area.
This is excellent walking and cycling country - St Cuthbert's Way runs across the hill behind the house. Fishing permits are available locally.
There are many castles, keeps and stately homes to visit in this historic area. The NT bird sanctuary on the dramatic cliffs at St Abbs is well worth a visit, perhaps combined with an afternoon on the sandy beach at Coldingham. Edinburgh is just over an hour's drive away.
