Dating back to 1850, the original stone-built farmhouse and steading have been wonderfully restored to create a cluster of properties around an enclosed courtyard that can be booked together as Kipney Hunting Lodge for larger gatherings and family celebrations.
With eleven beautifully appointed double bedrooms, all with en-suite bathrooms, there is ample space for up to 22 guests.
Kipney Farmhouse has four double bedrooms, two of which can be converted into twin rooms. The master bedroom has a stunning four poster bed and a traditional freestanding double-ended slipper bath in the en-suite bathroom.
The two larger steading properties of Robin and Capercaillie each have two double bedrooms. One bedroom in each property can be set up with twin beds. They have their own open plan living and dining areas with fully equipped kitchens.
Pigeon, Oystercatcher and Lapwing all feature gorgeous mezzanine bedrooms and en-suite bathrooms, also with their own living, dining and fully-equipped kitchen areas. There is a super king sized four poster bed in Lapwing.
Cots can be provided for infants under 2 years old.
In the farmhouse, a stylish dining area seating 22 makes for easy entertaining. Thanks to its large, double aspect windows and stunning cathedral ceiling, beautiful light floods into the living area and guests can enjoy amazing views across the stunning Perthshire countryside. The drawing room has sumptuous leather sofas and a woodburner for cosy relaxation on cooler days.
The designer kitchen is fully equipped with all modern conveniences including a double oven and an induction hob.
We can arrange a private chef to cater for all or part of your visit. Whether you’re planning a casual family gathering or a formal Scottish dinner, our chef will prepare mouth-watering meals made with local produce and our own Estate-reared organic beef, lamb, venison and game.
Guests love the variety of interesting features at Kipney Farmhouse such as the gorgeous teardrop chandelier above the dining table, the stylish wood panelling and inviting window seats.
There’s plenty space in the boot room for storing golf bags and hunting equipment, including a secure gun cabinet. Flagstone floors in all the properties make them practical to live in and outside there is ample room for car parking. There’s also electric car charging on-site. Regretfully, dogs are not allowed at Kipney Hunting Lodge although we can provide kennels on the Estate for your four-legged friends.
Unfortunately we are unable to accommodate stag or hen parties at Kipney Hunting Lodge.

Kipney Hunting Lodge is part of Logiealmond Estate, a privately-owned working farm and country estate in Perthshire, Scotland. Known for its beautiful scenery, the area also boasts excellent sporting and recreational opportunities all year round. These include high quality driven and walked up grouse and game shooting, first class pheasant and partridge shooting, red, roe and fallow deer stalking, and salmon and sea trout fishing on the River Tay and River Almond. The town of Perth is just 12 miles away with good shopping, restaurants, sports centres and a theatre and concert hall. Road connections are excellent with nearby motorway access to the cities of Edinburgh (57 miles) and Glasgow (64 miles). Perth train station offers regular services to Inverness, Edinburgh, Glasgow, and London (including the Caledonian Sleeper service) and Perth airport offers private air travel.
