The house is furnished in an elegant, Gustavian style with attractive period features including open fires in the sitting room and dining room and original working shutters throughout. The large ground floor rooms including a drawing room, sitting room and dining room in addition to the convivial open plan kitchen / conservatory, provides ample space for guests to spread out and enjoy the house. The conservatory is a particular asset, providing a delightful spot to admire the view over a long, lazy breakfast whatever the weather.
Upstairs, the light, airy bedrooms have fabulous views over sheep-dotted hills. The first floor bedrooms have been individually-designed with the two large principal bedrooms each having their own bathroom. The remaining bedrooms share the family bathroom which has the largest shower and bath tub we have encountered! The two attic bedrooms are ideal for children or teenagers, although with full size single beds, these rooms are also suitable for adults.
The house is set in attractive, mature grounds with plenty of secret nooks and crannies for children to explore and a pretty burn which provides the perfect spot for a picnic or a game of Pooh sticks. A gate leads from the garden to Kirkton Church (with services every third Sunday) and there are fabulous walks direct from the house in the surrounding hills, as well as excellent marked walks devised by the Langholm Walk Group.GROUND FLOOR

A circular driveway leads to a gravelled parking area to the side and front of the property with ample parking. The delightful garden is around 3 acres in size and is surrounded by mature trees and shrubs and provides plenty of space for children to play and a swing and trampoline are provided (at guest's own risk). There is a lawned area to the front of the house, a wooded ‘secret garden' area beyond that and a fully-enclosed walled-garden to the rear which includes a former kitchen garden with fruit trees. A small burn running through the garden provides the perfect bridge for a game of Pooh sticks! Beyond the burn is a path which leads to the church.
Empty steadings behind the property are available to guests for the storage of bicycles or other outdoor equipment at their own risk as these buildings are not lockable.
A charcoal barbecue is provided together with an initial bag of charcoal.PARKING

Kirkton House is extensively equipped for children with plastic crockery and cups, toys, books, a steriliser kit, booster seat, pop up Moses basket, travel cot and traditional wooden cot bed/toddler bed, high chair, blankets, sheets, baby sleeping bags, towels for babies and small children, wooden play pen, and swing (used at guest's own risk).
Guests should be aware that the property is accessed directly from the A7 and therefore the gates must be kept closed at all times to ensure the safety of children. There is also a small burn which runs through the garden.DOGS
Two dogs are welcome with a charge of £25 per dog. Dogs must be clean and dry before entering the property and must be kept downstairs and off the furniture.GUEST AMENITIES

Due to the location of the property, Wi-Fi is not available at this time. Mobile reception is limited but best on the EE network.HEATING
Kirkton House has oil central heating in addition to the wood burner and open fires. An initial supply of logs, kindling and coal is provided. There is also an AGA in the kitchen and underfloor heating in the conservatory.
