This beautifully-presented house is furnished in a classic, elegant Gustavian style with attractive period features including open fires in the sitting room and dining room and original working shutters throughout. The large ground floor rooms in addition to the convivial open plan kitchen / conservatory, provides ample space for guests to spread out and enjoy the house. The conservatory is a particular asset, providing a lovely spot to admire the view over a long, lazy breakfast whatever the weather.
Upstairs, the light, airy bedrooms have fabulous views over sheep-dotted hills. The first floor bedrooms have been individually-designed with the two large principal bedrooms each having their own bathroom. The remaining bedrooms share the family bathroom which has the largest shower and bath tub we have encountered! The two attic bedrooms are ideal for children or teenagers, although with full size single beds, these rooms are also suitable for adults.
Activities & Attractions
The house is set in attractive, mature grounds with plenty of secret nooks and crannies for children to explore and a pretty burn which provides the perfect spot for a picnic or a game of Pooh sticks. A gate leads from the garden to Kirkton Church and there is fabulous walking direct from the house and in the surrounding hills.
For fishing fanatics the nearby Border Esk and Liddle offer picturesque salmon and sea trout fishing. Shooting, riding and bike hire are available nearby with marked cycling routes of up to 75 miles catering for all abilities. There are golf courses at nearby Langholm and Newcastleton and the renowned Solway Coast courses are within an easy day trip. The pretty town of Langholm is about a 10 minute drive providing excellent local amenities, while supermarkets and more extensive shopping can be found in Hawick, Gretna and Carlisle.
Kirkton House is ideally placed for those who like exploring, with good road connections making a remarkably wide area accessible for day trips. Favourites include the charming Border's towns of Kelso, Jedburgh, Melrose, Peebles, and the stunning Solway Coast with its beautiful beaches and postcard villages. Alternatively hop east to the magnificent Kielder Forest and pretty market towns of Hexham and Corbridge.

A circular driveway with two gated entrances off the main road leads to a gravelled parking area to the side and front of the property with ample parking. The delightful garden is around 3 acres in size and is surrounded by mature trees and shrubs and provides plenty of space for children to play. Empty steadings behind the property are available to guests for the storage of bicycles or other outdoor equipment at their own risk as these buildings are not lockable.
Facilities for babies and children
The owners have small children and the house and garden are extensively equipped for young visitors. However, guests should be aware that the property is accessed from the A7 and therefore the gates must be kept closed at all times to ensure the safety of children. There is also a small burn which runs through the garden.
Regretfully Kirkton House is unsuitable for pets.
