The delightful towns of melrose selkirk jedburgh and peebles are within easy touring distance and the city of edinburgh is also within easy reach. Fishermen will be delighted with the nearby river leader and river tweed renowned for its excellent salmon and trout fishing. Walkers hikers and mountain bikers can explore the direct routes on the southern upland way! and the beautiful lammermuir hills

Stepping inside this charming stylish period cottage through to the wonderful spacious open-plan light and bright lounge/kitchen/diner. In the lounge area you will find a TV and wonderful floor to ceiling windows with French doors leading out to the rear garden. The stylish kitchen area is well-equipped with electric oven and hob American style fridge/freezer with water and ice dispenser microwave dishwasher and washing machine and the dining area has a lovely large glass table which is perfect for romantic meals or family gatherings. Also on this floor is a separate WC. Next you are met with the stylish second lounge with TV and comfy double sofa bed. Head up the stairs to the first floor where you will find the master bedroom with king-size bed and TV. Finally there is a lovely contemporary bathroom with bath separate shower and WC. Venturing outside you will find the spacious fully enclosed garden with seating area perfect for al fresco dining and lazy evening star gazing perhaps with a nice glass of wine or a good local ale. At the rear of the garden is the delightful summer house with seating area. There is ample off-road parking available directly in front of the property.
