Located on the superb Hoscote Estate in the Southern Uplands, this newly refurbished property is the perfect retreat to put a busy week behind you and spend some quality time with friends and family.
The cottage is set in a wonderfully tranquil area where you can unwind and soak up the fresh country air and enjoy long walks with your four-legged friend spotting the abundant wildlife on the wider estate. The accommodation sits on two floors with a light open plan living area which is just perfect for relaxed socialising in front of the wood burning stove after a busy day exploring the stunning Borders countryside.
Beautifully presented, the property has been carefully designed to ensure maximum guest comfort sleeping up to six guests in three bedrooms which all benefit from outstanding views across open countryside. With sumptuous beds and crisp fresh linens, the cottage benefits from a large ground floor bedroom with en suite bathroom and two first floor bedrooms with a luxurious shared ‘Jack and Jill’ bathroom suite.
The property sits in an elevated position high on the Hoscote Estate with wonderful walks and wildlife to be enjoyed across 450 acres of estate grounds. Dedicated trails have been created for guests to explore the area on foot or on two wheels, and mountain bikes are available for loan from the estate office.
For families and parties looking to holiday together, Pathhead Farmhouse can be let in conjunction with nearby Gardener’s Cottage (sleeps 6) offering both privacy and flexibility for larger groups.
The nearby town of Hawick (9 miles) provides plenty of local amenities, with several large supermarkets and a selection of independent shops, including the fantastic courtyard coffee shop at Johnstons of Elgin Cashmere. Other nearby dining options include the Mansfield House Hotel, the excellent Cross Keys Inn in nearby Denholm or the Italian bistro restaurant at the Denholm Meet.
Home to the finest quality Scottish cashmere and knitwear, guests can follow the Textile Trail which includes visitor centres and museums as well as factory and retail outlets where you can buy everything from finest quality cashmere, unique sample pieces or perhaps some natty woolly socks!
For a little bit of history or maybe even tracing your Scottish ancestry, head to the Heart of Hawick, a superb new arts and heritage project which includes the Textile Towerhouse Museum, as well as the Scottish Archive whose registrar and genealogy services can help you on the path of re-connecting with your Scottish roots.
For wet-weather fun, the Teviotdale Leisure Centre has a pool and other activities to keep children happy and entertained, and the Tower Mill Hub has a cinema, theatre and cafe.
Activities & attractions
In addition to walking and cycling on the estate, Hoscote is only a couple of miles from 10,000 acre Craik Forest offering fabulous walks and panoramic vistas as well as mountain biking trails such as the Wolfcleuch Loop and Criblaw. Naturalists and photographers will find the area enchanting with many wildlife spotting opportunities, including a hide on the Policy Wood Trail offering an opportunity to view the super birdlife of the area.
The peaceful, road-free countryside is also perfect for horse riding and a local stables offers hacks for all levels and abilities. Golf enthusiasts are also well catered for with 11 courses in the immediate area including the well-regarded courses at Hawick and the sublime Roxburghe championship course near Kelso. Clay pigeon shooting and archery can be arranged at Hoscote and there is excellent shooting and stalking available on neighbouring estates. Salmon and trout fishing are available on the nearby River Teviot.
Hoscote is well-positioned for exploring the wider Borders area and guests will uncover a land with a turbulent and rich history, punctuated by imposing castles including Floors, the majestic home of the Duke and Duchess of Roxburgh. Explore the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and the stately mansion of Abbotsford, the romantic home of Sir Walter Scott. The magnificent city of Edinburgh is an easy day trip – about an hour and a half's pretty drive from Hoscote.

Open plan living/dining/kitchen area. The living space features a large double sofa and and three generous armchairs set around a cosy woodburning stove (initial supply of logs supplied). There is a TV with Freeview and DVD player.
The kitchen is well equipped and includes an electric oven and hob, microwave, toaster, fridge, freezer, dishwasher and washing machine. The dining area has a table and seating for six guests.

Wi-Fi and mobile coverage
Wi-Fi is available but speed can be slow as a result of the rural location . Mobile signal is poor across most networks. A landline is available for reasonable use by guests.
A maximum of two well-behaved dogs are welcome. They must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms or on the furniture. Important - Hoscote have a number of active Conservation Projects in progress. It is therefore essential that dogs are kept on leads at all times while on the estate, both to protect the estate’s conservation measures, the farm’s livestock and your dogs. The estate would be pleased to advise on alternative local walks to enjoy with your dogs.
There is private parking for up to three cars to the side and front of the property.
Garden and grounds
The property sits in an open unfenced garden with a small lawned area and bench seating to the side and rear of the property. There is ample private parking. Guests have use of much of the wider estate which extends to approximately 450 acres, but are not able to walk immediately in front of Hoscote House itself, or to venture to the walled garden, both of which are privately owned. General Estate Information
Please note that Hoscote Estate is a working and shooting estate; as such there may be some farm and estate traffic around the grounds during your stay. During the shooting season (October 1st - February 2nd) walking in certain parts of the estate will, by necessity, be restricted. At other times, we would ask that guests adhere to the guidelines provided by the estate to access and walking in and around the property.
Bicycles for adults and children are available on loan free of charge, subject to availability.
Smoking is not permitted in the property.
