The stunning interior is the epitome of understated luxury with a predominance of natural wood, quality furnishings and heritage colours. A particular highlight is the magnificent former school room which provides a fabulous, convivial, open-plan living area with a mezzanine level bedroom overhead.
Outside, a lawned seating area to the rear of the property is a perfect spot for breakfast or an evening drink with fabulous views down to the river and not a road in sight. A nearby path leads to the river and a network of superb riverside walks. The river is a haven for wildlife including deer, otter and kingfishers.
Tucked at the end of a private estate road, School House is part of a secluded hamlet of superb properties comprising Hamilton House, Tweedside and Swan's Nest. The properties can be hired collectively for larger groups wishing to holiday together but maintain a degree of privacy.
Dog Park
All Milne Graden properties benefit from use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. Sitting on the route of the mapped walks which run around the estate, this bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space. A range of dog agility obstacles and toys are sure to add some extra fun!
GROUND FLOOR
Open-plan living area with open log fire (ample supply of logs provided), a sumptuous corner sofa, armchair, large flat screen television and docking station.The dining area is arranged to seat 6 guests as standard.
The compact kitchen is located at one end of the main reception room. It is fully equipped with a stainless steel electric oven and new ceramic hob, dishwasher, microwave, Nespresso Vertuo Pop Coffee Pod Machine and fridge/freezer.
Utility/boot room is accessed directly from the back door, ideal for dogs and storing and drying fishing kit and outdoor clothing. A small sink and washing machine with dryer are provided along with a chest freezer.

OUTSIDE
To the rear of the house is a lawned garden which is enclosed with a picket fence. Guests also have use of the communal courtyard area in front of the house with a path leading directly to the river.
PARKING
There is a graveled area with parking for at least three cars.
BABIES & CHILDREN
A travel cot and highchair are available on request.
DOGS & OTHER PETS
Three dogs are welcome with a charge of £15 per dog. We would ask that they are kept to the downstairs, uncarpeted areas of the house. Cats are not permitted.
GUEST AMENITIES
All bed linen is the highest quality 100% Egyptian cotton with hypoallergenic duvets and pillows. A hairdryer is supplied in each bedroom. Towels are provided for all guests.
WI-FI & MOBILE COVERAGE
Wi-Fi is provided and mobile reception is generally good. There is a landline available which can be used for incoming calls or emergency outgoing calls.
HEATING
Open log fire in the sitting room and underfloor heating in the open plan living/dining area. Electric heating throughout. An ample supply of logs is provided but a further large basket can be provided at an additional cost of £15 – to be arranged and paid directly to the Estate during your time at the property.
FISHING ON SITE
Salmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed.

School House sits in a hamlet with three other properties - Hamilton House sleeping 6, Swan's Nest sleeping 4 and Tweedside sleeping 4. School House is detached.
