The open-plan interior has a fresh country style featuring charming ginghams, wool and tweeds in a soft rococo blue and chateaux grey, including the homely feel of an open fire for one of life's simple pleasures. Two pretty bedrooms on the first floor complete the picture.
A small enclosed garden sits to the rear with fabulous views over the river and surrounding countryside and not a road in sight. The garden and river are a rich haven for wildlife including deer, otter and birdlife.
Dog Park
All Milne Graden properties benefit from the use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. Sitting on the route of the mapped walks which run around the estate, this bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space. A range of dog agility obstacles and toys are sure to add some extra fun!

Sitting room area with large sofa, two armchairs, open fire (ample supply of logs provided), wall-mounted TV.
Bathroom with walk-in shower, heated towel rail, basin and WC.
FIRST FLOOR
Stairs with handrail – this has a turn with a steep section which may present a difficulty for guests with restricted mobility. Please check with us if you have any concerns.
Bedroom one with zip and link bed, which can be configured to 3' twin beds or a super king double, as required. Side table, dressing table, cupboard space. Velux window with black-out blind.
Bedroom two with 4'6" double bed, with side table and built-in storage cupboard. Velux window with black-out blind.
Cloakroom with basin and WC.
OUTSIDE
Swan’s Nest is a semi-detached cottage with a large open garden to the front leading down to the River Tweed with a small lawned garden to the rear.
The garden to the rear is enclosed with a picket fence. Please note, a barbecue is not provided at this cottage and the use of barbecues is not permitted anywhere on the estate.
PARKING
There is designated private parking for two cars on the gravelled parking area to the rear.
BABIES & CHILDREN
A travel cot and highchair are available on request.
DOGS & OTHER PETS
One dog is welcome with a charge of £25. A second dog may be considered on request. We would ask that dogs are kept to the downstairs, uncarpeted areas of the cottage. Cats are not permitted.
GUEST AMENITIES
All bed linen is the highest quality 100% Egyptian cotton. There is a hairdryer provided in each bedroom. Towels are provided for all guests.
WI-FI & MOBILE COVERAGE
Wi-Fi is available but it should be noted that this is a rural area, which can affect speed and capacity. Mobile reception is generally good.
HEATING
Swan's Nest has electric radiators in addition to the log fire in the sitting room. An ample supply of logs is provided but a further large basket can be provided at an additional cost of £15 – to be arranged and paid directly to the Estate during your time at the property.
FISHING ON SITE
Salmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed.

Swan's Nest sits in a hamlet with three other properties - School House sleeping 6, Hamilton House sleeping 6 and Tweedside sleeping 4. Swan's Nest adjoins Tweedside.
