Holiday Cottages Melrose are a unique collection of 4 individual properties forming part of a luxurious new barn conversion just three miles from the pretty Borders town of Melrose in the Scottish Borders with spectacular views.
The accommodation spans two floors with access from a courtyard leading into the upper floor of the property.
Master Bedroom - with zip and link beds with can be adapted to super-king or twin as required. Dressing table, two side tables, storage cupboard with shelving and hanging rail. Two steps lead up to the en-suite bathroom with feature bath overlooking open countryside to the hills beyond. There is a separate shower unit, heated towel rail, basin and WC.
Bedroom 2 - with zip and link beds which can be adapted to super-king or twin as required. Dressing table, 2 side tables with storage cupboard and hanging space. En-suite bathroom with large bath and shower over, heated towel rail, basin and WC.
Bedroom 3 - with zip and link beds which can be adapted to super-king or twin as required. Two side tables, dressing table and storage cupboard. En-suite bathroom with bath, separate shower unit, heated towel rail, basin, WC.

Bedroom 4 - with zip and link beds which can be adapted to super-king or twin as required. Dressing table, 2 side tables with storage cupboard and hanging space. A door leads out to the patio and garden. En-suite bathroom with large walk-in shower, heated towel rail, WC, and basin.
Open plan living/dining/kitchen. The sitting room area features elegant furnishings by Michael Vee Interiors. Two large double sofas and armchairs provide plenty of seating space. Contemporary woodburner (logs supplied). Technology includes a large wall mounted flatscreen TV with Freeview and integrated DVD. Books and board games are provided.
The kitchen is fully equipped with an electric cooker, ceramic hob, large fridge/freezer, microwave and integrated dishwasher. Large oak dining table comfortably seats eight guests.
Utility Room/Boot Room - with washing machine and dryer.
Heating throughout the property, with underfloor heating in all the main living areas. Contemporary woodburner in the sitting room (logs supplied).
The Granary has a secure outside store for the storage of outdoor kit such as golf clubs, bikes and fishing gear.
Garden and grounds
To the front of the house there is an attractive lawned garden which is fully enclosed for the safety of children and dogs and includes a terraced patio with garden furniture and sun loungers. This area can also be accessed via the bi-folding doors from the living room.
There is private parking for two cars in the courtyard adjoining the Granary.
There is an alternative access to the property via the steading, and into the garden. This access leads directly into the utility room which is particularly useful on occasions when you may have wet dogs and dirty boots!
Wifi and mobile coverage
Wifi is available throughout the property. The area has 3G connectivity and there is good mobile coverage on most networks.
Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries. The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom.
Babies and children
A travel cot and high chair are available on request.
A small welcome pack is provided.
The Granary can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion.
The village of Gattonside is a ten minute walk away and there are two restaurants there – Seasons and the Hoebridge. Melrose is about a 25 minute walk with various cafes, bars and restaurants.
Two well-behaved dogs are welcome at The Granary, but they must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms. It is essential that owners clean-up after their dogs and respect the access requirements of the estate.
There is stabling available to guests wishing to bring their own horses for an additional fee.
The Granary is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible.
