A cottage with classic country sporting lodge interiors on the Marchmont Estate, near the Scottish Borders village of Greenlaw.
Enter the cottage into a vestibule with plenty of storage for boots and coats before proceeding into the oak panelled central hallway. The open-plan kitchen, dining, and living space is set beneath a vaulted ceiling and decorated in a warm arts-and-crafts style, with tapestries hanging either side of the wood burner, plaid wool sofas, and patterned curtains. The spacious kitchen features a central island with bar seating, while the large dining table provides the perfect place to gather for evening meals warmed by the fire. Windows fill the space with natural light and garden doors lead out to the enclosed patio with a table and chairs which is sure to tempt you outside on sunny mornings.
Two of the three bedrooms are located on the ground floor, the first containing twin beds which can be configured as a super king upon request and the second containing a fixed super king size bed. The rooms are individually styled and feature more patterned textiles and characterful antique furniture. Both benefit from en suite bathrooms and enjoy wonderful far-reaching views across the leafy countryside which surrounds the cottage.
Upstairs, a mezzanine serves as a second living area and looks over the main open-plan space below. Steps lead to an upper hall, off which you’ll find the third bedroom with a fixed super king size bed, whimsical floral-patterned wallpaper, and an en suite bathroom.
The surrounding area of the Scottish Borders is full of spectacular scenery and historic sites to explore, from the ruined abbeys of Kelso, Melrose, Jedburgh, and Dryburgh to the beautiful Berwickshire coastline. Alternatively, head south beyond the border and explore the Northumberland Coast Area of Outstanding Natural Beauty, with iconic spots including the Holy Island of Lindisfarne and Bamburgh lying less than an hour away.

Location
The property sits a short distance (0.7 miles) from the village of Greenlaw with a Premier Express convenience store and family butcher.
Heading in the opposite direction, you will find the charming market town of Duns (7 miles), which offers a good range of small-town shopping, including a butcher's, bakery, country and fishing store, a small Co-op supermarket, as well as a small selection of local gift and coffee shops. The Jim Clark Motorsport Museum in Duns has been recently revamped and is dedicated to the life and career of racing driver Jim Clark. The museum includes a unique collection of 100 trophies and memorabilia.
The historic town of Kelso sits 9.6 miles from the property, where you can relax and watch the world go by in one of the many cafes, delicatessens or tea rooms, while in Berwick-upon-Tweed (21 miles), you'll find a selection of larger supermarkets, including a Marks & Spencer food outlet. There's also a good selection of cafes, pubs and restaurants.
For eating out, the Inn at Allanton (13 miles) or the Wheatsheaf Hotel at Swinton (10.3 miles) are both renowned for serving dishes full of fresh local flavours amidst relaxed, convivial surroundings. Alternatively, for a perfect pint and lovely ambient surroundings, the very popular Cross Inn at Paxton (16.4 miles) has developed a superb reputation for its excellent local menu and friendly atmosphere, or why not try the Collingwood Arms at Cornhill-on-Tweed (12.2 miles), which is an elegant setting for lingering lunches or evening dining.

The cottage is detached and sits in a rural area approximately 1 mile from the village of Greenlaw. There are farm buildings to the right of the cottage with some associated farm traffic, and a further property beyond this.
