A pretty cottage on the Marchmont Estate in the Scottish Borders, within easy reach of a creative home to artists and makers which hosts a variety of workshops.
Enter through the door at the rear of the cottage into a cloakroom and utility room. On the ground floor you’ll find a welcoming living room complete with handcrafted and antique furnishings and original artworks on the walls which reflect the artistic legacy of the Marchmont Estate. With a Morsø log burner and a cosy sofa, it’s the perfect place to relax. The space flows into the kitchen and dining area next door, where lichen green cabinets and wooden worktops are joined by a farmhouse table. Dual aspect windows and doors leading out to the patio fill the room with natural light and allow you to spill outdoors on warmer days.
All three bedrooms are situated up the stairs on the first floor, the first featuring a double bed, the second a large single bed, and the third a king size bed. Individually styled with Morris & Co. textiles and woollen throws, they’re calming places to unwind at the end of the day. The bedrooms are served by two bathrooms on this floor, one fitted with a shower and the second a separate shower and bath.
Stay here and look forward to plenty of long country walks and relaxed days spent savouring the peace of the rural setting, with several pretty villages and visitor attractions on hand for day trips. The surrounding area of the Scottish Borders is full of spectacular scenery and historic sites to explore, from the ruined abbeys of Kelso, Melrose, Jedburgh, and Dryburgh to the beautiful Berwickshire coastline. Alternatively, head south beyond the border and explore the Northumberland Coast Area of Outstanding Natural Beauty, with iconic spots including the Holy Island of Lindisfarne and Bamburgh lying less than an hour away.

For guests looking to holiday together but enjoy their own space, Rose Cottage West can be let in conjunction with Rose Cottage East, sleeping 5, which sits next door. The Whiteside Bothy, sleeping 6, is also under the same ownership and sits a 13 minute drive away.

Patio area to the rear with outside seating. Please note this is not enclosed. Patio area to the front of the cottage which is a shared space bounding onto Rose Cottage East. Picnic bench to the front of the property.

Private parking for two cars to the rear of the cottage.
Location
The property sits a short distance (5.8 miles) from the charming market town of Duns, which offers a good range of small-town shopping, including a butcher's, bakery, country and fishing store, a small Co-op supermarket, as well as a small selection of local gift and coffee shops. The Jim Clark Motorsport Museum in Duns has been recently revamped and is dedicated to the life and career of racing driver Jim Clark. The museum includes a unique collection of 100 trophies and memorabilia.
The historic town of Kelso sits 12.2 miles from the property, where you can relax and watch the world go by in one of the many cafes, delicatessens or tea rooms, while in Berwick-upon-Tweed (18.6 miles), you'll find a selection of larger supermarkets, including a Marks & Spencer food outlet. There's also a good selection of cafes, pubs and restaurants.
For eating out, the Inn at Allanton (10.5 miles) or the Wheatsheaf Hotel at Swinton (7.9 miles) are both renowned for serving dishes full of fresh local flavours amidst relaxed, convivial surroundings. Alternatively, for a perfect pint and lovely ambient surroundings, the very popular Cross Inn at Paxton (14 miles) has developed a superb reputation for its excellent local menu and friendly atmosphere, or why not try the Collingwood Arms at Cornhill-on-Tweed (11.9 miles), which is an elegant setting for lingering lunches or evening dining.

The cottage is semi-detached, adjoining Rose Cottage East which is also a holiday let. The cottages sit in the grounds of the stunning Marchmont Estate. There are farm buildings to the right of the cottage where you can expect to see some estate/farm traffic.
The cottages are located near Marchmont House, a private family home located at the heart of the Marchmont Estate. Marchmont is open on a limited number of days each year for guided tours and other events. The events schedule can be found online for tours and events. Permitted walking routes and maps will be available to guests in the property.
In front of the cottages there are a series of buildings that used to support Marchmont House: amongst others, powerhouses, garages, stables, a laundry, and even an old squash court. These buildings were renovated by Marchmont Farms Limited into a series of artists’ residences and studios known as the Marchmont Creative Spaces, and since 2019 certain of them have been occupied by artists practising various trades and artistic media with a focus on traditional arts & crafts. They include chairmakers, stone carvers, painters, sculptors, illustrators, silversmiths, and potters. Since 2024, the Marchmont Studios (and the adjacent Marchmont Walled Garden) have been rented from Marchmont Farms Limited by the Hugo Burge Foundation, an independent charity that supports creativity across the United Kingdom in memory of the late Hugo Burge (1972-2023). The Foundation sub-lets the spaces to artists and provides funding and residences for visiting artists. The Foundation runs a programme of events through the course of the year focussing on the creative disciplines found at the Marchmont Creative Spaces. The event schedule can be found here.
