This gorgeous six bedroomed Victorian villa is situated ideally in the Bruntsfield area, close to Marchmont and Morningside and about 20 minutes walk to Princes Street and all of Edinburgh's attractions. It is in close walking distance to The Meadows and you can take advantage of all the nearby shops, bars, restaurants and cafe's.
When you enter the house you are greeted by a grand entrance hall, leading to the large living area which is the perfect space to relax in after a day spent exploring Edinburgh. Oposite the living area is a separate dining room, finished to absolutely the highest standard and with a bespoke dining table and chairs for 6 guests. There is a family sitting room complete with widescreen TV and plenty of space for all the family to enjoy. As well as this room, there is a children's playroom with numerous toys, books and DVDs for your family's enjoyment. The kitchen is absolutely superbly equipped with all mod cons including two dishwashers, a state-of-the-art hob, oven, wine cooler and Nespresso coffee machine. There is dining space for 10 guests in the kitchen, which looks out onto the huge garden which has it's own summer house plus children's outdoors play frame and slide.
The upstairs of the property is equally as impressive. Each of the six bedrooms has it's own style and each is as delightful as the last. The master bedroom is bright and spacious and has a huge bay window looking out onto the quiet street. There are two twin bedrooms, one single and a further double which can be set up as a king or twins if requested. There is a mezzanine floor which has another double bedroom plus study complete with computer and telephone and hundreds of books, plus a toilet and shower room.
The proeprty comes complete with all linen and towels, free wifi throughout, a welcome pack of tea, coffee and Scottish goods as well as luxury toiletries.

This property is not suitable for stag parties, hen parties or young single sex groups or parties. The lead member of the booking party must be over 30 years old. There is a strictly non-smoking policy. There will be a late check-in fee for check-ins after 7pm. There is a fully refundable damage deposit of £1000 (one thousand pounds) due one week before arrival and refunded one week after you depart.
