Within a short stroll to the village of wellbank nine hole golf course and kingennie fishing s perfect place to enjoy trout fishing. Located only four miles from broughty ferry with its wonderful sandy beaches to explore. The striking broughty castle and museum nestled by the seashore is also well worth a visit. With the castles of claypotts and glamis within easy reach. The vibrant city of dundee is close at hand with its wealth of attractions shopping and leisure facilities. The seaside towns of carnoustie and arbroath are a short trip away. The immediate area is perfect for walking cycling and mountain biking at crombie counrty park with the magnificent angus glens and cairngorms national park within a short drive.

Entering the charming single-storey detached cottage from the garden through to the well-equipped kitchen with electric oven and hob microwave fridge washing machine coffee machine and breakfast bar area. Next you are met with the spacious comfortable lounge/diner with TV/DVD a selections of DVDs and board games to enjoy. The large dining table is the perfect place for a family gatherings or a romantic meal. Followed by the sun room with direct access to the garden. Perfect place to relax and enjoy a good book with ample storage space for outdoor clothing. Continuing through the hall you will find the spacious stylish shower room with shower and WC. Then the traditional king-size bedroom followed by the pretty twin bedroom (please note the twin bedroom is accessed via the king-size bedroom). Venturing outside you will find the fully enclosed front garden with seating area. Ideal for al fresco dining and to enjoy the views over the beautiful countryside perhaps with a good local ale or a nice glass of wine. There is also an abundance of wildlife and birds that visits the garden. There is ample off-road parking directly at the side of the property.
