Duncan House was built around 1826 and sits on the left bank of the river tweed overlooking the ‘Junction Pool’ famous for the quality of it’s salmon fishing. There are stunning views of Old Roxburgh and Floors Castle. The town centre is less than 200 metres away.
Duncan House is run as a bed and breakfast but the entire house is available for let on a self catering basis.
Roxburgh Cottage (our guest annex) house two guest rooms and is adjacent to the car park. These are ground floor rooms (three steps for access). The upper floors of the cottage house our owner's accommodation.
A warm welcome awaits you, there are open fires in the dining room and snug and wooden shutters in the principal rooms. We are dog friendly and welcome well behaved dogs to Duncan House, we just ask that you pick up after them and keep them off the furniture. Our own dog is a labrador named Susie and we ask you to help her keep to the house rules.
Please note that we do not live in the main house and so we are not always around to welcome you. There is a keysafe with a front door key if you arrive when we are not around. We will do our best to catch up and provide a decent welcome.
We pride ourselves on serving fresh food. As a consequence we have a limited breakfast menu since little or nothing comes out of the freezer. If you have any special wishes just make them known when booking and we will endeavour to oblige.
The river in all it's moods is outside the windows just a few yards away. If you wish you can open the windows and sleep to the sound of the water running over the weir.
