Fully renovated period 3 bedroom apartment that forms part of what was a stand alone Georgian house, build around 1872. It was part of the vast George Heriot Estate. It not only sits in the fantastic West End, but is part of the New Town UNESCO World Heritage site, Conservation Area and a Grade B Listed building. Bags of history and character which makes it so special. It is the same George Heriot who established George Heriot’s School, the apparent inspiration for Hogwarts.

- Interior -
The property is located on the top floor & has a large open plan lounge, kitchen and dining room. The lounge and front bedroom overlook private gardens that guests can access with a key provided.
The kitchen is fully equipped with Bosch appliances. In the lounge there is a gas fireplace controlled by a remote for winter nights in and a Smart TV – so in addition to the usual Freeview channels, you can also access the Smart Apps which includes BBC iPlayer, ITV, 4OD, Demand 5, YouTube, and Netlflix. The TV has a unique mirroring feature to play movies or programs from any device.
There are two large bedrooms with king size beds, one to the front of the property and the master bedroom (with ensuite) at the rear of the property, as well as a smaller double bedroom at the rear of the property. All beds have luxury pocket sprung mattresses and 10.5 tog duvets for comfort and warmth. As well as the en-suite there is a further shared bathroom with a shower over the bath. We provide luxury toiletries from the Scottish Fine Soap Company for guest use.
The property has central heating that is controlled by a thermostat for ease of use. All rooms have fully operational shutters, and both larger bedrooms also have black out curtains. Lastly we have provided luggage racks for guest use & convenience.
- The Gardens -
This large ground consists of two large areas with a children’s Play Area. The private garderns first opened in 1877 and were part of the planning of Edinburgh New Town. The grounds are shared with other residence.
- Exterior -
The Castle is in walking distance, just at the end of Shandwick Place and the start of Princes Street. It is a short walk to both the Scottish Modern Art Galleries (One and Two), these are just down the hill on Belford Road. There is also the ‘Art’ shuttle bus that runs between these galleries and the Scottish National Gallery on Princes Street – it’s free but they ask for a small donation.
St Mary’s Cathedral is on Palmerston Place and is definitely worth a visit – it is also home to the famous Paolozzi Window designed by Scottish Artist Eduardo Paolozzi.
Dean Village and the Water of Leith are accessible from the bottom of the hill . Well Court is here, and if you follow Miller Row you can walk along the river into Stockbridge.
The Botanic Gardens and Inverleith Park are walkable if you’re feeling fit – it’s mainly downhill there but not so kind on the way back.

One member of the booking party must be over 30 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID. Maximum stay of 7 nights.
- Important -
This apartment is not suitable for stag parties, hen parties, young single sex groups or parties. A damage deposit of £500 is required one week before arrival and will be fully refunded pending no damages one week after your departure.
